I'm a fan of the Insights/Research sections of the various estate agent/property management companies. JLL does great work and this comes from their recently published global monitor. Look at the differential office vacancy rates. #cities #offices #rents. BTW the Seoul office market is thriving, with a 98% return to the office adding to economic confidence. The opposite will be the case in cities with high vacancy rates and we all know development and property companies in 'the West' which are shedding jobs at this time of challenge to the office sector. Hybrid working has simply reduced aggregate demand and the spill-over benefits of agglomeration. The adverse impact was bound to surface somewhere.

This report is based on analysis conducted by Colliers Japan using proprietary data. In Q3 2023, the rental office market in central Osaka saw a new supply exceeding 20,000 tsubo, representing 80% of the total supply for the year. While net absorption remained positive, it decreased compared to the previous period, falling below supply levels, leading to an increase in vacancy rates. Rental rates remained at the same level as the previous period. In 2024, it is expected that vacancy rates will rise again due to the impact of increased new supply.
