Had a video call with someone yesterday who had a real nice home office. It dawned on me. Are these corporate folks seriously pretending that we go back to the office to a cube that's not even a quarter of the space we have home. The space that we had to scrunch in an emergency (and in some households, like mine doubled) and that during time, we have made it our own? With our trinkets, tchotchkes, and creature comforts (literally. With our four-legged co-workers!) Trade it for what? For a cube where you can't have anything? For a space that's too noisy to do actual work? For a miserable commute where you waste heaven knows how much time going there and back again? For real? Aye, some of these corporate buildings and campuses are nice. It does not compare to being home. Ever. Hard sell, man. #returntooffice

The Boyd Co. provides independent location counsel to leading Fortune 500 and up-and-coming corporations worldwide. At the very end of last year, Three Furies had to move offices. We hadn't planned to do so but the opening of a prison-style bootcamp on the floor below us forced us to pack our boxes. Logistics and opportunity dictated that the relocation happen in December. (Lesson 1: Motivational yelling is not motivating when it's not directed at you but you still hear all of it.) We realized we couldn't stay but after some due diligence, we knew we didn't want to leave the Lower East Side of Manhattan. We love the location, which is convenient for our team, and important since we are on a hybrid schedule. We appreciate all the restaurants and take-out options for lunch and after work socializing, plus the proximity to all of the conveniences (post office, bank) and small businesses (vegan grocery, printer,drug store, pet store) that make our lives easier on a day-to-day basis. (Lesson 2: Consider what *is* working when weighing how big of a change to make.) The good news is that by a stroke of luck, the same offices were available one floor up. Well, 2 of the 3 were. So we leaned into our austerity era, and gave up the couch and an extra desk to make it work, as Tim Gunn used to say. (Lesson 3: When the universe provides opportunity to continue business operations with minimal disruption and save $, do it.) After almost 10 years on the second floor, it's been fun to change up the routine a little. Our new floor is quieter and much brighter. (Lesson 4: Sometimes, a small change is just as impactful as a larger change. Note: It will take at least a week to push the right button on the elevator and stop going to the wrong floor.) We are attached to our co-working space, with our responsive community manager, an active social events calendar, some comfy lounges and a rooftop that we enjoy during the warmer months. (Lesson 5: Appreciate all the good stuff! Say hello to people in the Kitchen! Eat outside in the summer!) Overall, I'm thrilled to start a new year in our new offices with all the comforts of our familiar work community and beloved neighborhood. HNY, everybody!

Having recently toured South Florida for a client, I must say that Miami and the surrounding region is clearly the hottest real estate market in the US right now. There is with out a doubt more construction activity in this region than anywhere else in the US. Even in Brickell where the retail market is on fire and yes people do go to the office. But what is clearly in demand and working well in this region is #FlexOffice and the offering of Flexible Workplace Solutions. We toured new projects coming out of the ground and existing buildings as well but the shinning moments was touring the leaders in Flex Office, from WeWork to Regus and the private operators like EXPANSIVE and Quest Workspaces as well as Mindspace and Industrious. Even the WeWork locations were buzzing with activity and nobody seemed to care that the company had filed for Bankruptcy Protection. My observations: Flexible Workplace Solutions are in very high demand, satisfying both the smaller companies and the corporate groups, from enterprise to solopreneurs, its working extremely well with high occupancies and waiting lists. There is nothing better than feeling that energy when you first enter a flex operation. The vibe, the culture, and the work environment set the tone and almost sells itself. From Coral Gables to Wynwood to Brickell to Miami and even Miami Beach, there are clearly some outstanding opportunities for companies seeking inspiring workplace experiences that are not only inviting, but places to work, network, and collaborate. What else checks the boxes? Amenities, not only in the building, but walkable environments where people can grab food or even shop during the day. To tour these operations with very high occupancies validates this trend toward the future of work.

I’m on my way home from a good day in Manchester, visiting four Flexible Space Association member locations. My day began at Hope Park Workspaces’ new location in Salford Quays, and a tour of the building from Daniel Bullen. In what was a bit of theme for the day’s workspaces, I noticed every office had an abundance of windows, so lots of natural light. It was then back to the city centre to meet with a group of people from a number of FlexSA member companies at Orega in King Street for a Roundtable Meeting - currently a great spot if you want to visit the Christmas market! There was a wide-ranging discussion on everything from local market conditions and the popularity of part-time offices, to how events can support the building of communities within workspaces and the use of meeting rooms on different days. It was then onto the recently opened Cubo Work nearby (I’ve had to look up what ‘Ben’s word of the day’ means!) for a tour from Jameson Lee, and finally to Landmark’s Chancery Place location, where Tom Kirk, BA (Hons) showed us around. As always with visiting multiple #FlexibleWorkspace locations, it’s striking how different each one is. Sometimes subtly, but often more markedly.
