Development of the Hobsons Bay Wetlands Centre will begin this year at HD Graham Reserve in Altona Meadows, located in Melbourne's inner-western suburbs. We've partnered with the Hobsons Bay Wetlands Committee Inc to create a state-of-the-art wetlands education and eco-tourism centre near the internationally recognised Ramsar-listed Cheetham Wetlands. We’re calling on the state and federal governments to partner with us to create an urban oasis in Melbourne’s west for all Victorians to enjoy. The early works will establish a temporary activity hub for the Hobsons Bay Wetlands Centre, while Council continues planning and advocating for the long-term vision of the site. Huge potential as land value of €500-600m would unlock an immense amount of adjacent community income or council / taxpayers retain the land to earn income of €25m a year growing to €50m a year within 20 years. In a city with an undersupply of over 36,000 homes today, project would of huge interest to global large scale players seeking to deliver SDG's; deliver infrastructure first (public transport), fix low carbon in the build through green building as an example to others lagging & retain the equity via DAC or Community structures, than transfer the planning uplift to private folk, which would be c€250m land value uplift. Hopefully lessons learnt from North Quays 3-4 year delay are applied to see Cork city deliver it’s potential and then use the €25m a yr ringfenced into a Community fund, leveraged to €100m and use that to regenerate high vacancy & low home ownership in the city core of Cork, given the ample cash on deposits and the ample demand backlog plus the new demand from all these jobs, that'll need infrastructure + housing before it opens.

First expansion of Cranbrook gets green light 🏡 Persimmon South West has been granted planning permission for the first expansion of #Cranbrook, the largest planning permission issued by East Devon District Council since the new town was given the initial green light over 13 years ago. Now that the Section 106 agreement between our South West team and the local authority has been signed, this permission will contribute more than £4 million towards projects including a new health and wellbeing centre, leisure centre, fire station and improvements to London Road to make it more suitable for people walking and cycling. The expansion allows for up to 1,435 high-quality homes to be built.There will be a new three form entry primary school, a special educational needs school, a neighbourhood centre, land for a place of worship, a vicarage, and a cemetery as part of the scheme. The plans also include play areas, allotments, and large areas of green space. The Cranbrook Plan was adopted in October 2022 and it guides how the town will accommodate a population of around 20,000 people. It ensures the town has the facilities and services needed to make it a great place to live. The Plan also requires low carbon development and to make financial contributions to important Cranbrook facilities. The planning permission is important for a much-needed, new special educational needs school. Devon County Council has been successful in a bid to the Department for Education for funding to build and open the new special educations needs school on this site. Three other planning applications for Cranbrook’s expansion are likely to see a further 2,085 homes along with another primary school, sports pitches, open space, play areas, allotments and neighbourhood centres. These planning applications will be issued when legal agreements are finalised. #PersimmonHomes

Update on Brookswood-Fernridge Neighbourhood Plans: In response to new provincial requirements and Council principles, the NPs have undergone revisions and are now presented in proposed bylaws. Council gave first reading to the updated Booth, Fernridge, and Rinn Neighbourhood Plans and authorized staff to schedule a Public Open House. Housing Allocation: Over 940 hectares (2,330 acres) of land are designated for residential use, with more than 98% allocated for Single- and Two-Storey Multiple Unit Housing (SSMUH), and the remainder for various residential options. Environmental Conservation: Around 235 hectares (580 acres), or 20% of the community, are designated for environmental protection, including areas for aquatic conservation, ecological corridors, and parks. New measures include increased protection for streamside areas and enhanced conservation efforts. Education Infrastructure: Plans include provisions for five additional elementary schools, two middle schools, and one secondary school. Elementary school sites are identified, while middle and high school locations will be finalized in collaboration with School District 35. Employment Areas Expansion: 55 hectares (135 acres) of new employment lands adjacent to Campbell Heights have been added, supporting economic growth in the area. Next Steps & Community Engagement: Pending Council approval, a Public Open House and Public Hearing will be held to gather community input. Over the last week, we have had fun sharing our ideas for what would improve Brisbane if we were given a mayoral magic wand for a day. Ryan O'Neill would fix cycling missing links, Andres R. would create new bridges across the river, Chris Dale would bring on Brisbane Live, and Sean Savage would make an east-west public transport solution. However, we are trying to achieve the context around the importance of the local elections in Brisbane because unlike many, or indeed any local council, the scope of Brisbane City Council’s projects, budget, and population dwarf just about any other council in Australia. The city will also be home to one of the world’s largest global events in 2032, the Olympic and Paralympic Games. We’re also facing a prolonged period of growth as our southern neighbours, envious of our lifestyle and climate, relocate in their droves, desperate to call Brisbane home. “When you think of the scope of Brisbane City Council’s responsibilities, it is a little bit mind-blowing,” says Civil Project Partners’ Ryan O’Neill. “They have to do everything that is expected of them from residents that any other council has to navigate – rates, bin collections, development approvals, dog parks, kerbside pickup, libraries, waterways, public transport, buses…the list is endless. But when you add in hosting a major global event, managing the city’s growth, and investing in multi-billion-dollar engineering projects, the role of Brisbane’s City Council is on another level to just about any other in Australia and is comparable to some of the largest global cities.” “That’s why local elections matter; the outcome will make a significant difference to the city's daily operation and future, so local elections are vitally important, in this instance, as important as state and federal elections.” After attending the recent Battle for City Hall: Lord Mayor’s debate, Ryan was impressed by the candidates’ passion for Brisbane. “When Brisbaneites cast their vote at the weekend, one thing that cannot be questioned is the candidates' passion and love for our city. While each has different ideas on what that means, from public infrastructure investment to bin collections, one thing is certain: whoever is elected on Saturday has a huge job ahead of them, one that we may not appreciate as much as we should,” said Ryan.
