Major Development in Chicago's West Loop Our Founder and CEO, Drew Breneman, was quoted in a recent article discussing the $7 billion United Center redevelopment plan, known as the 1901 Project. This significant development aims to transform the surrounding area into a mixed-use district, including a 6,000-seat music hall, hotel, retail buildings, public open space, and thousands of apartments. Drew Breneman emphasized the project's potential impact: "It’s going to be a real shot in the arm for the whole area." The West Loop and nearby Fulton Market have already seen considerable growth, and this plan is set to further enhance the area's economic vitality. The Arthur Murray Building – Residential apartments; ground-floor retail. Located on East Warren Avenue. The Deco – Six new rental apartments and a ground-floor Mexican cuisine restaurant (La Jalisciense Taqueria). Located on East Warren Avenue. Store 21 Update 💥 Following on from THE WORKIES project which everybody may well know. A couple of hundred metres down the road we are reviving another high street property. This one is a huge 820m squared building which used to be an old McDonalds in its previous life but sadly no more. Our Store Twenty One project is currently over 50% of the way through the renovation and we already have tenants lined up and contracts signed. In this video we discuss how we managed to get tenants lined up before we are even nearing completion. #flighttoquality is at the top of the CRE business's buzzword bingo card these days. What does it really mean? How does it impact tenants, buildings, markets, etc.? Let's find out! We'll do a few on the street examples this week. In simple terms, the Flight to Quality is somewhat of a self-explanatory term. A 10,000 SF tenant in effect "trades up" for a nicer space in a nicer building. Maybe the old space was dated and worn out, the old building's common areas were showing their age, etc. Maybe the new building offers more amenities, a brand new suite, and a fresh start. While that seems simple, the impact of this phenomenon can get complicated quickly, with tenants, landlords, and entire submarkets often caught up in the mix. Starting out at Beth Kmetz-Armitage's home base at Michigan Central - we have a potential example of flight to quality right in front of our eyes. Corktown was a low-rise environment with a good mix of bars and restaurants, but limited options for office tenants. Now that this building is fitting out, I can see Class A tenants leaving or passing over other options to land here. Is this a flight to quality?
