Australia is behind the rest of the world for buildings that are energy efficient. Even though this is slowly changing as we become more aware of our use of construction materials and their impacts, much still needs to occur to attain energy-efficient and resilient buildings that stand the test of time with changing climate patterns. Undoubtedly, we’ll have to start designing smarter buildings to cater to climate change’s impacts, as our buildings are energy-intensive. We could look more towards incorporating overseas glazing methods and ways of using less floor-to-ceiling glass on high rise buildings in general. Also, incorporating more vertical gardens in our builds and learning more about climate-adaptive design. With so many proposed high rise residential buildings earmarked to meet Brisbane’s housing crisis, now would be a good time to incorporate climate change best practice into the designs. Exciting new milestone at 5 Chancery Lane!   We’ve appointed Ardmore Group to lead on the redevelopment and retrofit of the 20th century building into flexible high-end office space.   Keeping with the current demands and changing nature of the office sector, the redevelopment will provide 105,637 sqft of workspace strategically designed to reduce operational carbon and water consumption. The comprehensive plan for the project includes the retention and reuse of 86% of the original building with Upfront Embodied Carbon costs 33% lower than the GLA’s aspirational benchmark. Getting my teeth into the new Sustainable Residential Development and Compact Settlements Guidelines released this month, some interesting initial takeaways from the development standards section:   🏘 SPPR1 introduces 16m minimum separation distance for rear/side opposing windows, where 22m is the historical figure that we've been working too. There's some exciting recent precedents for this type of dense housing such as the #StirlingPrize winning Goldsmith Street project by Mikhail Riches in the UK, so excited to see this spreading in Ireland.   🚗 SPPR3 requires that parking in city centres of the 5 cities be "minimised, substantially reduced or wholly eliminated" with max of 1 space per dwelling. Peripheral areas get a max of 2 spaces per dwelling. Nice detail provided in that the counts include visitor parking, but exclude car-club or accessible spaces.   🚲 SPPR4 balances the above with good standards for bike parking: 1 space per bedroom where there is no ground level open space with secure, permanent storage structures expected.   ☀ Some clarity on daylighting to avoid overly onerous assessments at planning stages - the document notes that "it should be clear from the assessment of architectural drawings (including sections) in the case of low-rise housing with good separation from existing and proposed buildings that undue impact would not arise."   #housing #planning #sustainability   https://lnkd.in/esBpv4eg

Great to spot #Energiesprong Nottingham in Urban Design Group Journal Spring issue, delivered this week. This issue’s #ClimateChange Global Digest highlights Energiesprong Nottingham as one of two exemplar retrofit projects, one residential one commercial. Energiesprong Nottingham is an example of the kind of thinking required at a large scale to address the existing residential stock whilst minimising disruption to residents. In fact, residents do not need to move out of their homes. The pilot scheme for Nottingham City Homes which Studio Partington worked on with Melius Homes is the first Energiesprong UK project in the UK. As well as delivering a step-change in energy efficiency, the design is also able to address some of the wider urban design weaknesses of the housing, such as undercroft garages converted into living spaces and brought into the airtight insulated envelope, thereby reducing heat loss and increasing passive surveillance. Each further phase has learned from the last, confirming the replicability of the approach elsewhere.

It was a fantastic panel and super interesting hearing the conversations around design codes from Colin Wilson, Ben Derbyshire PPRIBA FRSA HonAIA and Andy von Bradsky (summary: codes and AAPs should be high level, strategic and capture urban design aspirations) and the new City Plan from Gudrun Andrews (making the City a destination 7 days of the week, as well as development plans and how views of landmarks have shaped the tall building policy). Short synopsis of our thoughts on PD / future of conversion 👇 We talked about how turning unused office spaces into residential buildings is reshaping our urban landscapes, boosted by revised permitted development rules removing space and vacancy limits. This trend aligns with sustainable development goals and addresses high vacancy rates in high streets and low office occupancy in London. While navigating these rules can be complex, PD may offer quicker planning and construction processes and lower embodied energy. In an article for Building Magazine, Directors Steve Watts and John Lione compare and contrast the factors involved in the construction of tall buildings in Toronto and London, two influential cities whose skylines have seen vast change over the last 20 years.   The need for building vertically has increased in recent times due to urbanisation and globalisation meaning more significant numbers of people have migrated to established cities.   The article delves into the components which have necessitated vertical densification in each location, their trends in design and procurement, and corresponding cost drivers. Great to see Westminster City embracing a retrofit-first policy, but what does this mean for future projects? To achieve their net zero carbon 2040 targets, the plan prioritizes retrofit, encouraging adaptive reuse and the recycling of construction waste over demolition and reconstruction. Arguably a design mindset we should all be living by already! Westminster hopes to incentivize this through a high carbon offset tax and pushing planning applicants to prove they have prioritized a retrofit approach in their designs. Still a little unclear how this might be realised. Hopefully the attraction of the cost-effectiveness of retrofit will increase the number of projects of this type in the area. Perhaps inefficient buildings of historic value will see sensitive renovations, heritage conscious yet sustainably innovative new leases of life. If physical and design limitations allow, retrofitting can help save cost and carbon whilst celebrating historic building fabric.
