Is it Philly we're discussing? Sadly, yes. According to Samantha Melamed, Philadelphia's housing redevelopment has led to various safety issues in the city. Rapid residential construction and inadequate oversight have enabled what advocates call "construction destruction." But there's more: Over 50 occupied row houses are wrecked each year by construction next door. The architecture of the Philly rowhouse poses unique risks. 80% of damaged homes are in formerly redlined neighborhoods. Many collapse survivors endure lifelong consequences. Some developers directly profit from "construction destruction." Despite all the above, there are numerous approaches that the city and state can take to keep residents safe in their homes. 🏡 Let's take on Flint! 🏡 I'm happy to share that Chris and myself closed on a new project yesterday. We are starting the journey of rehabbing a lovable 2-bed and 1-bath Cape Cod in Flint, Michigan. With limited maintenance over the years, and recent fire damage, this home stood a good chance of being torn down. If that were to happen, it would leave a large gap in the middle of the block, and would likely go without anything replacing it. We felt compelled to make the move and tackle the job of giving this place another chance at life. Flint is more than just a city; it's a testament to the strength and perseverance of its residents. Despite facing challenges, the community has shown resilience, continuously striving for better days. We had the pleasure of meeting the surrounding neighbors today and it was awesome. Some really great people that take pride in their homes and care about those around them. In my career with Gillespie Group, we're dedicated to making a positive impact, not just in the business world, but also in the communities we serve. The Stadium District in downtown Lansing is the perfect example of revitalizing a great place to live, work, and play. This aligns perfectly with my personal values, as I believe in the power of grit and determination to drive meaningful change. The housing market is facing a major challenge, with demand far outstripping supply. Unfortunately, current interest rates and construction costs mean that this issue is unlikely to be resolved any time soon. However, there is hope. The SMPS Pittsburgh panel discussion highlighted the need for strategic repurposing of our current housing stock and zoning changes to make more affordable housing available. I also had a brief discussion with Bobbi Jo Haden regarding their LBGTQ-friendly senior housing to be built in Oakland - I’m excited to see the synergies arise from the various partnerships in that project. As part of our recent Spring Update report, we shared one of #BaltimoreTogether’s recent wins. The completion of Phase 1 of #PerkinsSquare marks a significant milestone in the #PerkinsSomersetOldtown (PSO) Transformation. This achievement aligns with our commitment to #InvestinPeopleAndPlaces throughout #BaltimoreCity. Phase 1 of the mixed-use, multi-phase redevelopment project delivered 103 new mixed-income housing units. Supported by $40 million in #ChoiceNeighborhoodImplementation grants, the Perkins Square community will encompass 796 of 1,651 new mixed-income units being developed across the entire PSO. This project exemplifies #BaltimoreTogether’s dedication to redeveloping blighted properties and increasing population through strategic neighborhood enhancements. And if so, at what cost to the community in exchange for a few affordable housing units which may a short affordability period. Veteran Housing Corp applauds all efforts to build affordable housing but would challenge the US Congress and every local, state, and federal housing agency or affordable housing developer to do better in 2024 and beyond. Veteran Housing Corp demands permanent affordability for all projects receiving government funding, subsidies, tax credits, or other incentives! Veteran Housing Corp demands transparency and every local, state, and federal government agency and other stakeholders MUST provide answers to questions about the housing projects that are built with government funding, subsidies, tax credits, or incentives, including the following: 1. How much funding, federal tax credits, or government benefits or incentives from all government sources did the projects receive? 2. What is the affordability period for each project? 3. What guarantees exist that tenants will not be displaced after the "affordability period expires? Detroit's Neighborhoods Receive $14.5 Million Boost for Transformative Projects Detroit is set for a revitalization with a $14.5 million state grant supporting five key neighborhood projects. Part of the MEDC’s Revitalization and Placemaking 2.0 program, these initiatives range from residential to commercial developments, promising a positive impact on the city's landscape. Broadway Lofts: Transforming three buildings into a nine-story residential space, with 20% dedicated to affordable housing. Fisher 21 Lofts: Redeveloping a massive 600,000-square-foot building into 433 residential units, retail, and co-working spaces. Arthur Murray Building: Converting an abandoned structure into 32 apartments and ground-floor retail space. Jefferson Intermediate School District: A $44.4 million redevelopment of a former school building, serving as a hub for local businesses. THE LATEST NEWS ABOUT THE CONTROVERSIAL AFFORDABLE HOUSING DEVELOPMENT THAT IS PLANNED FOR CITRUS PARK - If approved, the development, called Tampa Trails is going to disrupt the Upper Tampa Bay Trail. It is a proposed project by Alliance Residential, a national multifamily developer, to build 221 apartment units on a 10-acre site near the corner of Gunn Highway and Ehrlich Road. The project has faced strong opposition from the trail users and the surrounding community. The developer has presented three options for the project to the county, each involving different configurations of the apartment buildings and the trail. The developer’s preferred option would be to relocate the trail to the site's east side, away from Gunn Highway, and add a rest station and one vehicle crossing. The county staff has recommended approval of this option, with some conditions, and it is currently under review by the county’s Development Review Committee (DRC).
