Double trouble... Can you believe it was just a week ago that I posted about spanakopita and now I have to talk about it again? Spanakopita gratin at OMA in Borough, swept up with glistening malawach. Totally different to Morchella, equally irresistible. Do good things come in twos? OMA is certainly an argument in favour of that notion. A first floor restaurant which has a sister restaurant, AGORA, downstairs, think casual vibe, industrial interiors, walk-ins only. An antidote to the formality and precision upstairs, a place that you can pop into for a quick bite. The split, Ground Floor / First Floor restaurants with different concepts is a staple in pubs, lively Ground Floor, matched with a more elegant First Floor dining room. The most well-known example in the London restaurant scene is Super Eight’s corner of Shoreditch, housing Brat above Smoking Goat. The upper floors, not accessible from the street (obviously), are destination restaurants, with rents typically reflecting this. So just as we predicted that operators will increasingly favour building hype online to drag people around the corner to a side-street, expect to see more operators trying to convince their customers that the only way is up. Commercially zoned "houses" highest and best use may be small retail, office, coffee shops, restaurants, STRs, etc. When you bring zoning and structures into alignment and they're in the path of progress you get to sit on your hands and watch magic happen.

Here's an equation on the conservative side: 374 parking spaces MINUS 295 luxury apartments (assuming fully occupied, but only 1 vehicle/unit) 8 owner-occupied condominiums (again, assuming only 1 vehicle/condo) 15 restaurant 8,500sf (staff with a manager, host, some servers and kitchen) 2 shoe store 3,300sf (staff) 5 med spa 3,300sf (staff) 2 taproom 1,000sf (staff) 47 parking spaces remain for residents that have more than one vehicle, staff for the apartment management and guests of the residents. Oh -and customers. Very conservative math...

Chef David Burke, head of a burgeoning New Jersey restaurant empire, will helm both restaurants at the new Union Hotel #redevelopment in the Borough of Flemington. 👨🍳 You may be asking, "but wait, you're a law firm, not a food blog, why are you sharing this?" 🤔 Because the Firm represented the Borough in the negotiation of a revised redevelopment agreement to revive the #redevelopment of downtown #Flemington which had stalled due to litigation. In 2017, the #BoroughofFlemington entered into a Redevelopment Agreement to redevelop the historic downtown, including a 100-room hotel, 222 multifamily residential units, commercial and educational space, 770 parking spaces, along with a Financial Agreement / PILOT and Redevelopment Area Bonds. The original project was immediately held up by several pieces of litigation challenging the designation of the properties, execution of the Agreement and scope of the project. The delay threatened the historic #FlemingtonHotel which had suffered significant deterioration and neglect. The Firm was retained by Flemington to address the challenges to the project and restructure the financial impact to the Borough. The Firm successfully negotiated a revised Redevelopment Agreement which lowered the maximum height of the project from eight to four stories, brought more certainty to the funding of critical infrastructure improvements and allowed the Police Department to remain in their current location, saving the Borough millions of dollars. Construction on this project is now underway, including the #historicpreservation and #adaptivereuse of the hotel.
