Sirius Real Estate (LSE:SRE, JSE:SRE, OTC:SRRLF) has notarised the €13.75 million (£11.73 million) acquisition of a German business park in Klipphausen, near Dresden, together with an adjacent land parcel, funded from the proceeds of last November's €165 million capital raise. It represents the third asset to be acquired by Sirius in Germany this calendar year, and the sixth asset to be acquired across both Germany and the UK in recent months. Sirius acquired the site from a corporate owner-occupier who plans to vacate the building, which is expected to be six months after deal completion. In order to allow a smooth departure from the property, Sirius has granted the vendor a six-month lease, which can be extended by two months at their option, in return for a rent of €200,000 per month. Despite market volatility, we have achieved a few significant milestones, including the acquisition of 17 retail properties across France at an attractive 7.9% NPI Yield (based on annualised NPI as at 31 May 2023 and aggregate purchase consideration) and divestment of the Spanish office building, Il∙lumina, at 6.1% premium to valuation as at 31 December 2023. Our strategy to diversify IREIT's portfolio across different asset classes and western European countries along with proactive capital recycling and asset management efforts will add stability to IREIT’s portfolio and improve returns to our Unitholders. For instance, our French portfolio has benefited from a 6% indexation starting from January 2024, translating to healthy organic growth within IREIT's portfolio. ✔ 2️⃣ 𝘞𝘩𝘢𝘵 𝘤𝘩𝘢𝘭𝘭𝘦𝘯𝘨𝘦𝘴 𝘥𝘪𝘥 𝘐𝘙𝘌𝘐𝘛 𝘦𝘯𝘤𝘰𝘶𝘯𝘵𝘦𝘳 𝘢𝘯𝘥 𝘩𝘰𝘸 𝘸𝘦𝘳𝘦 𝘵𝘩𝘦𝘺 𝘢𝘥𝘥𝘳𝘦𝘴𝘴𝘦𝘥? We have encountered some leasing challenges within IREIT's portfolio, especially in the face of sustained global inflationary pressures and uncertainties. However, we have mitigated these challenges and enhanced the resilience of IREIT's performance with the acquisition of the 17 properties under the Retail Parks (Out-of-Town) Asset Class. The equity fund raising exercise via preferential offering to partially finance the acquisition has also garnered strong support from our joint sponsors, Tikehau Capital and City Developments, and other Unitholders, leading to the preferential offering being 134.7% subscribed. ✔ 3️⃣ 𝘞𝘩𝘢𝘵 𝘢𝘳𝘦 𝘵𝘩𝘦 𝘱𝘳𝘪𝘰𝘳𝘪𝘵𝘪𝘦𝘴 𝘧𝘰𝘳 𝘍𝘠2024? Our key focus is to continue to increase the occupancy rate of IREIT’s portfolio assets, particularly Darmstadt Campus, and to refurbish and reposition Berlin Campus into a multi-let asset if main tenant leaves in December 2024. Additionally, we have undertaken proactive measures to rejuvenate IREIT’s portfolio and enhance its income stability.
