Selling without a Broker means: You’ll have to guess what your business is worth. Are you prepared to do dozens of hours of research to determine what businesses like yours are selling for? Can you be sure you’re asking a fair price? If you sell, how will you know you’re making the most profit? You’ll need to handle the paperwork on your own. Do you understand your obligations in terms of legal liability? Have you filled out all the correct forms? Are you meeting the terms and conditions of your buyer—and are those terms fair? You’ll be responsible for pitching your business to buyers. Can you commit to fielding calls from dozens of interested parties? Do you have time to spend hours on the phone with each one? Are you a good negotiator? Are you ready to fight for your business? What’s at Stake? Scammers and other “known” untrustworthy buyers may try to approach you with offers. Brokers know how to recognize these parties and can warn you ahead of time. The deal of a lifetime could slip through your fingers if you push too hard or don’t negotiate appropriately. A broker can help you take advantage of great offers. Settling for a “lowball” offer could hurt for years to come as you’re forced to put off retirement or other ventures. You need to ask the right questions… I’ve seen many agents get what they think is a hot lead only to be denied at the finish line. You need to be asking the right questions and determining the sellers needs and motivations. Seller: We have been thinking of selling. I want $5m for the property. Agent: Brings in $5m offer Seller: I can’t sell I’ve seen this happen so many times because further questions weren’t asked. A simple one is : If I am able to bring a buyer for your property at $5m is there anything that would prevent you from accepting that offer ? Are you the only decision maker? Seller: Well we hold the property in a trust and can’t sell until X date OR I am a 40% partner and can’t make the final decisions OR I have an agent who I always work with so you would have to split the commission OR I need to know what I would be buying next Always ask questions , get things as definitive as possible and get the seller to give you INCREMENTAL agreements on what you are able to deliver.
