Next week sees the opening of the eighth, and smallest, Dover Street Market store in a courtyard tucked away in Paris’s irresistible Marais district. The store marks the coming together of two retail pioneers - Adrian Joffe, co-founder and president of Dover Street Market, and Carla Sozzani, a former editor and gallerist and the founder of 10 Corso Como. This is one of those collaborations that, as soon as I heard about it, just made me smile. When I first went to 10 Corso Cosmo, back in 1990- I nearly spent a whole month’s salary. A book lovingly published by Sozzani as an ode to Walter Albini. Her emerging brand called No Name, presented with as much care as you would a piece of art. All of it deeply personal and beautifully considered. But the reason I parted with a month’s rent wasn’t just what I found there – it’s how I felt there. As soon as I walked through the doors, I was seduced. And by the time I left, I was in love. Corso Cosmo wasn’t a shop, a concept store, a curator. None of these words do it justice. It was, and remains, entirely in its own league. A magnetic union of fashion and design, retail and culture. The ultimate People Experience (PX) as we call it at Portas. And now, years later, here we are. DSM X Carla Sozzoni feels inevitable. A collaboration between two people who truly and innately understand how to create an experience through collaboration – not just to ‘wrap’ product, but as a physical creative genre in and of itself. Mark our words - this is the next creative frontier. As we all know, where luxury goes the rest follow. And the opportunity to create such awe and wonder in the physical space is now wide open to the mass market. So the big question is - why wouldn’t they do this? Just think about this for a minute. Don’t we all want to feel wonderful and inspired when we shop in the physical space? Why should this only be the remit of luxury? We really would love to hear what you think. Fifth Avenue, Madison Avenue, 57th Street – these streets are more than just locations, they're landmarks of success. As these renowned brands cement their presence, they're igniting a revival in retail real estate. Each deal, each grand unveiling, reinforces New York's role as a beacon of commerce. The narrative these deals are writing is one of renewal and ambition. They signal the dawn of a new epoch for our city, where growth is a deliberate journey, where success is meticulously crafted and celebrated. WHEN WALLS COULD TALK When entering a room or a place that is still unknown to you, have you ever felt the "presence" of other souls which have already lived there? As if you were going through many scenes that keep scrolling in front of your eyes? This happened when I entered Denneweg 56 in The Hague for the first time. This initial showroom, build in 1898, presents its most gorgeous art nouveau (Jugendstil) facade which can be seen as eclecticism as well. You can imagine the attraction it may aroused at a time when we were starting to tease customers in visual and physical ways. A great boom occurred until the thirties and progressed gradually. This construction was remodeled as a furniture house and then turned into a gifts, toys and luxury items shop in the sixties. Its famous disk of four had been launched: Food, Lifestyle, Fashion and Beauty. This same masterpiece has witnessed so many kinds of people; has heard in a way so many conversations, laughs and whispers; maybe felt the same doubts or emotions, erasing from each soul, that I cannot believe that behind those same walls, no ancient souls do live here anymore. In 1980, the same institution was converted into a movie house (Filmhuis Den Haag), attracting crowds every week and weekend. Once again, how many emotions, joys, even tears were shed in this same building. Not to mention the smells of iced chocolates that were served at that time and which -we don't know- aroused desires on the part of some ancestors! The field of aesthetics continued to flourish in this famous Denneweg street. In 2015, the first and most renowned lifestyle studio, AVEDA, moved in. Since then, it has appealed many personalities, bloggers or expatriates, looking for originality, quality of service and attention to each customer. From generation to generation, this institute has seen thousands of minds, various nationalities and cultures pass through, and this resentment and presence simply grow with each visit. These are strategic investments by players who see the long-term value in owning part of New York’s streetscape.   The conversation isn't just about the big players, though. It's also about the myriad of transactions shaping the future of our city. Each deal, big or small, plays a part in the grand scheme of Manhattan's real estate narrative. And let's not overlook the significance of private sector and international investment, especially in these times of economic recalibration.   The commercial landscape is shifting, with high-demand spaces drawing interest while others await new possibilities. We're seeing a trend of values being reassessed, inviting a wave of new buyers into the market. The dynamism is palpable—from the luxury residential building sales to the burgeoning interest in development sites.   Looking at these movements, I'm reminded of our city's constant ebb and flow. In my four decades in this industry, I've repeatedly seen New York reinvent itself. This quarter's activity is another chapter in our ongoing story of resilience and renewal.   State lawmakers passed their annual budget this past Saturday. The recent blend of development incentives and zoning adjustments is set to influence the real estate landscape significantly. These changes bring fresh dynamics to our industry and could redefine how we approach building and sustaining our city's communities.   Here's to embracing the changes, celebrating the growth, and steering towards a future filled with promise.
