How do we respond to evolving requirements for office buildings? Modern offices must meet both sustainability and employee needs, as the market progresses. As passionate advocates for sustainable design, we are proud to showcase Stonecutter Court as a live case study for an office building adapted to a fast-changing world.   At our recent roundtable with Property Week, we brought together experts from across the sector to explore and exchange on best practices for the evolving requirements of office buildings. How do we respond to evolving requirements for office buildings? Circotrade’s CEO, Tina Paillet, FRICS joined a Property Week/tp bennett expert panel to discuss the big question on the lips of architects, developers, asset managers and tenants, who face a fast-changing world that has seen not only work patterns, behaviours and office needs turned on their head by the Covid-19 pandemic but climate concerns brought to the fore, too. Tina Paillet said she believed the future would see more and more repurposing of materials, as technology and methods in the sector evolve. “You can now build a new build using secondary materials,” she said. “And reused steel is becoming more popular. There are all sorts of tools now to identify whether the reused steel can be used within your structure and your scheme. That sector is really moving fast. Exciting News for London's Office Market! A major office retrofit project on the London city fringe has been given the green light. This ambitious overhaul, designed by Fletcher Priest Architects, aims to create a nine-storey commercial office, complete with a winter garden and a green roof terrace. 🌿 Key highlights of this project include: 🏢 Adding an extra floor for more office space 🏡 A stunning double-height lobby and a secondary entrance 🌱 Upgraded exterior and new, all-electric systems powered by air-source heat pumps and solar panels. MEAG stands firm in their commitment to sustainability. They've retained 90% of the existing structure and they're aiming for top-tier certifications such as BREEAM 'Outstanding', WELL 'Platinum', and NABERS. With companies like Knight Frank and CBRE on the project team, the retrofit is set to start next summer. It's great to see Worship Square in Shoreditch pushing the envelope for sustainable office spaces. A space that’s ready for the future, and that’s something we should all be aiming for! Designed by Make Architects and delivered by JMA Architects and Buro Happold , this project goes well beyond the minimum requirements, aiming for embodied carbon targets more than 50% lower than the UK Green Building Council (UKGBC) 2020 baseline, and 18% lower than the 2030 Greater London Authority aspirational benchmark. It also incorporates smart tech to optimise energy use and air quality. But it doesn’t stop there—flexible spaces, communal areas, and even a rooftop vegetable garden show they’re thinking about more than just the building; they’re thinking about the people in it. This focus on well-being and community is exactly the kind of bold thinking the industry needs.
