Thank you to the Urban Land Institute and Gretchen Sweeney for championing this document! I am thrilled to share that the work we accomplished over the past decade with North Shore Community Development Coalition in El Punto neighborhood of Salem is now a neighborhood revitalization case study at ULI. Reflecting on the journey with colleagues and friends at NSCDC, here are some lessons learned: -Start by establishing strong connections with the current community. Then, prioritize and align their needs and desires with the interests of other stakeholders, and anticipated market/regulatory trends, to create a common vision and a set of actionable goals. -Remember, a neighborhood or community is not an isolated entity; it exists within a broader context and history. Understanding this context and history is crucial for helping address systemic issues that hinder equitable revitalization efforts. -When it comes to real estate development projects, the guiding principle is to "hit multiple targets with a single arrow." Projects must equally emphasize improving quality of life both within and outside of the development. Promoting social life in the public realm is key!
