The French coworking market model is moving towards less gigantic spaces in Paris and more locations scattered across France. A study by research firm Xerfi reveals that after a doubling of the offering in the last five years, the coworking market in France is entering an era of consolidation. Iconic openings of massive coworking locations are still expected in the coming months - such as a 10.000 m2 project by Spaces. offices | co-working | meeting rooms. in Lyon. However, the rise of interest rates and a demand which grew in a slower mode than the pace of flex capacities development push operators to go nowadays for a more conservative expansion planning. A big deal of the new coworking locations to come will be outside of the Paris region, predicts Xerfi, even if Paris still accounts for 2/3 of the French coworking market. It was 3/4 in 2019. "Our forecast scenario for the evolution of supply reflects this slowdown, with an expected growth of 9% in 2024, then 6% per year in 2025 and 2026 (based on business continuity of WeWork in Paris)", says Vincent Desruelles, the head of studies at Xerfi. "Medium-sized French cities such as Metz, Bayonne or Clermont-Ferrand, for instance, are getting. French coworking operator Work & Share will open its 10th location in Paris, this summer, demonstrating there is room for independent players in hyper-competitive flexible workspace markets such as the French capital city. The new Work & Share location will be sheltered in a 6.000 m2 building, currently going through a renovation, in partnership with Real Estate group COFIPARIS. Launched in 2016, Work & Share managed to dig its place despite a lot of warnings. "We were told things such as : There is no market for coworking nor in the SME's segment, nor in the Paris suburb", remembers today, in a LinkedIn post, Matthieu Russel, co-founder and CEO of the Coworking operator, who says they proved these warnings wrong. According to Work & Share's co-founder, the Paris coworking market is nowadays driven, a.o., by the following elements : "👉 The economic equation of coworking in Paris intra muros is difficult. Spain's Cloudworks | Coworking & flexible offices revenues in 2023 grew by 24% to 10,3 Mio € Cloudworks, launched in 2015 by entrepreneur Sergi Tarragona Fenosa, counts nowadays a community of 2,900 professionals and 14 locations distributed between Barcelona and Madrid. “The office market is changing and many companies find themselves needing to make improvements to their workspaces to attract employees back to in-person work,” says the company's CEO. Cloudworks has now 50 people in total on its payroll. In 2022, the company expanded its Paseo de Gracia center in Barcelona, a space that occupies five floors and a total of 4,000 square meters of offer for coworking and serviced offices . Forecasts for 2024 are positive has Cloudworks expects to reach 12 Mio € revenues in 2024. The coworking operators plans to open new locations. Most of the airtime for “London coworking” is still directed at privileged individuals identifying as "entrepreneurs, innovators and startups with high growth potential." 🔎Type “coworking space London” into Google and see who comes up. 🔎 Then search for the “best coworking spaces in London” blogs and see the same shiny places. Yet MILLIONS of people can't afford a desk or coworking space in London. 🔽The estimated number of Londoners living in poverty for 2019/20–2021/22 was 2.2 million = 25% of the population. Swedish coworking operator IOFFICE Business center's revenues grew by 86% in 2023, year on year, reaching € 18.1 Mio. IOffice operates nine facilities in Stockholm and Gothenburg, covering a cumulated surface of 28.000 m2. "Property owners understand better the business model and therefore give us the confidence to operate in their properties, comments Homan T., CEO of IOffice. More and more companies also understand the advantages of having a coworking office. We see that even large companies use us to a greater extent as a complement to their fixed offices. It is a trend break for our entire industry." Demand for flexible offices is increasing, confirms the Swedish broker yta.se, with a 20% growth the number of square meters rented by coworking operators. Spanish Coworking brand Monday Working Spaces by Urbania expands its international footprint further with a first opening in Lisbon, Portugal. Monday coworking, one of Spain leading coworking operates, supervises nowadays a network of 10 locations in Spain (Madrid, Barcelona and Malaga) plus one space in Andorra. The new Portuguese location will be the biggest within the Monday network, with a surface area of 4,500 m2, spread over 11 floors, with a capacity of 600 users. The building is owned by the company Zurich. The opening is scheduled for the third quarter of 2024. The new space will accommodate independent professionals as well as large teams. "Monday brings a model based on office spaces open 7/24/365, which combine work with a leisure offer”, according to Xavi Bassons, CEO of the company. Monday plans to add two new spaces in Spain and expand its network to 13 centers. It will bring the company to a total capacity of 35.000 m2 and more than 5,000 coworkers. Monday plans to increase its revenues by 25% over the year, from €12 million made last year.
