The City of Vancouver is considering a new urban planning initiative for the Central Waterfront area, including Waterfront Station and the adjacent railyard. This proposal aims to revitalize the area by upgrading Waterfront Station into a world-class transit hub, developing high-density mixed-use buildings, and introducing significant public spaces connecting the Central Business District and Gastown to the waterfront. The planning process, expected to cost $2.6 million over two years, involves forming a governance group with key stakeholders. Past concepts from 2009 envisioned a transit hub expansion and mixed-use development, and more recently, an architectural firm proposed an ambitious redevelopment concept in 2022, including towers, a glass-covered canopy, and expanded transit services. Birmingham City Council rejected plans for a 42-story residential tower above a Grade II-listed building. While some councillors called the proposal "bonkers" the developers see it as a potential way to revitalise an unused site. Philip Thalis says 'We need mid-rise buildings four to six storeys that are no taller than the trees. People living in walkable green streets, with public parks and transport nearby'. It seems that architecture and law are at one on this point. Legally, we need buildings that are human scale, that their owners have an outside chance of managing themselves instead of being compelled to employ expensive professional services to manage the expensive infrastructure they own but can't run. Another great achievement for #collinsrolston in the housing sector as we have secured a place to provide architectural services for social and affordable residential developments in a Regional Framework Agreement in the Republic of Ireland.  The four-year-long Regional Framework will deliver around 1,156 units in the counties of Sligo, Mayo, Roscommon, Leitrim, Donegal and Galway.  The Framework is part of the Accelerated Delivery of Housing (ADP) program and promotes the adoption of Modern Methods of Construction. MMC or ‘smart construction’, is a faster way of delivering new buildings by maximising the efficiency of material and human resources. Since the 1980s, KMA has been working with clients to preserve existing affordable housing projects. Per the National Housing Preservation Database, more than 50% of existing affordable housing projects are supported by Low-Income Housing Tax Credits (LIHTCs). In addition to LIHTC, Historic Tax Credits (HTCs) can be twinned in the capital stack for a project. In the next five years, 7% of publicly supported rental homes will face expiring affordability restrictions. Across the country these units require immediate investment to ensure the preservation of affordable housing units throughout the communities in which they are located. In addition, there has been a rise in the adaptive reuse of vacant properties into affordable housing. In some cases these properties qualify for HTCs which allow the existing building to breathe new life and revitalize the community without displacing the original neighborhood context. Three new #mixed-use concepts for #Vancouver City Hall #redevelopment A new City Hall is being eyed as it would significantly reduce the municipal government’s lease expenses for privately owned #office space at market rents, resulting in major cost savings over the long term. With a wide mix of major uses beyond City Hall functions, it could also be a revenue-generating opportunity for the City. Through major upgrades, it would also address the seismic issues of the 1935-built heritage City Hall building at the southern end of the campus fronting West 12th Avenue. The RIAI welcomes the publication of the Government’s new Sustainable Residential Development and Compact Settlements Guidelines for Planning Authorities. The guidelines will help to increase the supply of liveable, well-designed, high-quality urban places and meet the needs of more diverse and smaller households. The RIAI has campaigned for these guidelines for some time. They will enable the building of a new type of housing development and bridge the gap between unsustainable suburban sprawl and unaffordable apartments. Claire McManus, RIAI Spokesperson on Housing said: “These new guidelines, when implemented by Councils, will enable Architects, urban designers and their clients in the public and private sector to produce a new generation of high-quality sustainable residential communities for the twenty-first century.
