Most 1st time investors neglect this. (& it leaves them hemorrhaging $) Proper value-add budget making. My 3 tips to budgeting like a pro: 1. Perform a Perfect Site Walk (It's the heart of due diligence) Hire contractors of each trade → Lead test (XFR gun) → Asbestos inspector → General inspector → HVAC technician → Electrician → Roofer (Each contractor provides a report) Walk every single unit → Take plenty of pictures & notes 2. Determine Your Business Plan We have 4 business plans → Renovate 1/2 the units → Minor renovation → Full renovation → Buy & Hold Each represent repeatable to do's & we know what we do for each 3. Budget for each major expense → Adding electrical panels → Add exterior lighting → Exterior painting → Landscaping → Boiler repair → Gutters → Etc. & Break down your unit spend Knowing the level of finish With contingency to spare (the more detailed the better) TL;DR It takes experience to operate effectively. Every client deserves the quickest, cleanest job. Here’s how we make it happen: A common scenario during construction⬇️ 1️⃣The plumber, electrician, and HVAC all first do the rough-in part of their job. For us, this means inserting the line sets, cables, wiring, and drain pipes into the wall. 2️⃣The sheetrock guys cover the walls. Many times our pipes end up in the wrong place. 3️⃣The walls have to be messed up and constructed again. ‒Time-consuming and messy! To avoid this, we purchased special ROUGH-IN boxes. 1️⃣After setting up our pipes, we install this box around our wires. It costs us some extra money and time. 2️⃣The wall gets built around it, and our work remains untouched. ‒Eliminates so much extra work! Update on Steve! (Journeyman Electrician) ⚡️⚡️⚡️ Steve has now had his BACK UP for about a month. He’s finding the tool even more intuitive after using it on multiple jobs. The other day I was on Ministry of Business, Innovation and Employment Code Hub website and found that they were naming AS/NZS 3000:2018 as the current electrical standard. Worst still they have updated some of your industry standards and codes and they also cite AS/NZS 3000:2018. I asked the Registrar for an explanation as it is surely impossible for a current cited standard to cite a standard which is itself not cited and even though he works for MBIE he suggested I contact that other division of MBIE to sort out. I said no of course because firstly it is not my job and secondly as Registrar he has an obligation to practitioners to ensure that information available to practitioners is factually correct especially given it is MBIE who have published this misinformation on a website.
