This is the most succinct visual of the trend in office usage I've seen yet. I think it's important to note that this article is referencing foot traffic, not vacancy. Vacancy represents leased space vs total space expressed as a percentage. Foot traffic represents people actually coming in and out (tracked by key fobs). I think foot traffic is a far more reliable metric with which to gauge true demand for office space and the jury is still out on what that is going to look like. Ultimately, it will be lower than before the pandemic. There is still a shift coming as loans on office properties that were financed pre-pandemic start to come due and new market rates won't support them. Out there on the street other asset classes feel pretty stable, albeit, slow. Office definitely still feels like we're waiting for the other shoe to drop...
