In-line and out parcel opportunities? Banks are closing branches in 2024 faster than we can count. At the current rate of bank closures, more than 1,000 brick-and-mortar branch locations could close by end of the year. Roughly 220 bank branches (including Bank of America, Capital One, Citizens, First Republic, KeyBank, PNC, TD, U.S. Bank and Wells Fargo) have closed branches in the United States within the first two months of 2024, according to the Office of the Comptroller of the Currency (OCC) data. In 2023, #USbanks saw an increase in new branches for the first time in a decade. This trend continues in 2024, showing a sustained interest in expanding physical locations. The latest Federal Deposit Insurance Corporation data reveals 94 net new branches were opened last year, marking a shift from the previous years of closures. This change follows a period of branch consolidation post-2008 financial crisis when banks aimed to streamline operations and enhance digital banking services.

As a whole, I believe banks and their landlords can both come out winners as banks rethink their branch networks. Yes, banks are closing branches (mostly the big banks), but this article ignores the fact that the total number of branches actually increased last year. It also ignores that 60% of Gen Z and 70% of millennials are not comfortable working with a financial institution that does not have local branches. Yes, bank rents tend to be higher than market, but most of the newer leases are far more reasonable and actually project to be low downside deals for the foreseeable future. Don't get me wrong, I see headwinds for SOME bank landlords (and corporate real estate departments), but I feel strongly that the majority will be pleased with their asset performance.
