What it really takes to permit a building. I get often asked if a project has a building permit. That’s a funny question. A permit? You think you need just one? What many rookies do not anticipate is the mountain of permits and the army of professionals that make it all happen before the first shovel even hits the ground. Navigating a maze of paperwork, regulations, and approvals is what takes the most time and energy. First up is the Land-Use Permit. It usually involves an administrative design review or the blessing of a design-review board. Imagine presenting your plans to a group of people who may or may not want you to succeed. Next, there’s the Clearing and Grading Permit. This permit lets you clear the site and prep it for what’s to come. Then there’s the Right of Way Permit. Got to do some work in the public space, like adjusting traffic or even just parking on a city street? You’re going to need this one. And if your project involves shoring systems—those structures that hold everything in place while you’re digging deep—you’ll need a Shoring Permit. Don’t forget the Utilities Permit. Hooking up to stormwater, sewer, and water systems isn’t as straightforward as it sounds. And if you need to build a new storm detention system, that'll need its own permit. Sometimes, you’ll even need separate permits for things like natural gas or additional water meters. The Building Permit - they asked about most. Most folks think the Building Permit is the be-all and end-all. Get that, and you’re good to go, right? Wrong. It’s just one piece of a much bigger puzzle. If your project has more than one building, guess what? Each one needs its own permit. You’re not breaking ground until all these boxes are checked. The Specialized Stuff As you get further along, you’ll hit a bunch of specialized permits: - Mechanical Permit for the HVAC system - Electrical Permit for all the wiring - Plumbing Permit to make sure water flows where it’s supposed to - Fire Protection Permit to install fire sprinklers - Smoke Control Permit to keep things safe in case of a fire - Fire Alarm Permit for the alarm system - Tenant Improvement (TI) Permits if you’ve got commercial spaces that need to be built out separately Oh but sometimes, you cannot get the building permit unless one or many of these are approved first. Each of these comes with its own set of hoops to jump through, inspections, and approvals. And at every step of the way, the city bills you for the review time. By the way, even if you do get the permit, it doesn’t mean you can build per plan. Your inspector can easily decide that the approved drawing is no good and you have to re-build, but that's a conversation for another day. Good luck!
