As part of National Public Works Week, we’re spotlighting the Village Parkway Complete Streets Improvements project. Check out the proposed streetscape renderings in this post to see where staff is at in the process. This reconstruction of Village Parkway offers us a chance to reimagine the streetscape, upgrade it to meet current and future needs, accommodate all modes of travel, and enhance school access. Key project elements include: • Wider sidewalks and ADA upgrades • High-visibility crosswalks • Class IV bike lanes (separated with a vertical buffer) • Landscaped medians and buffer islands • Protected intersections • Enhanced transit facilities The project is currently in the design and environmental assessment phase, with construction anticipated to begin in 2027. New York City Hall, in collaboration with the Department of Housing Preservation and Development (HPD) and the New York City Housing Authority (NYCHA), announced plans to prepare an Environmental Impact Statement (EIS) for the Fulton Elliott-Chelsea renovation project in Manhattan. This ambitious project focuses on reconstructing four NYCHA housing developments: Chelsea, Chelsea Addition, Elliott, and Fulton Houses, all situated in the Chelsea neighborhood. The initiative aims to address the housing needs of approximately 4,410 residents across two campuses separated by a quarter mile. The Fulton Elliott-Chelsea renovation project includes the phased demolition of existing residential units and public spaces, followed by the construction of new mixed-use buildings. These buildings will feature a mix of affordable and market-rate apartments, new public spaces, and retail facilities, including supermarkets. Additionally, the project proposes the enhancement of public facilities space managed by Hudson Guild and the addition of parking spaces. Central to the project's execution are two potential paths: the "Rezoning Alternative" and the "No Rezoning Alternative." These options will be thoroughly examined in the EIS to determine their impacts and viability. Through NYCHA's PACT program, the project will transition Section 9 housing subsidies to Section 8 Project-Based Vouchers (PBV) via the Rental Assistance Demonstration (RAD) and Title 18 USHA. NYCHA plans to enter a long-term lease with Elliott Fulton LLC and Essence Development or their affiliates for the project land, necessitating an environmental permit and EIS due to HUD's involvement. This project has sparked open discussions and opportunities for public and stakeholder feedback, emphasizing community engagement in the redevelopment process. We don't know the author but it was just posted this week on the Southwark Council planning website. It's interesting how the ideas of #DontWasteBuildings are being picked up by the public before the policy makers. High-rise buildings are built largely of steel and concrete and are less sustainable than low-rise and mid-rise buildings built largely of wood; steel and concrete. Demolition is one of the worst things that can happen for the planet - the existing built fabric, with carbon already spent on its production, should provide the base from which to build, the council and development should be demanding an end to demolition culture and a shift towards regenerative urbanism. Any new building or retrofits should be made using sustainable methods such as retrofitting and timber construction to reduce noise disruption. There is no need for more offices in the area, there is a continual striping of space and community resources in exchange for new offices - when there is a shortage of homes and a housing crisis."

What is discrete density? We often equate density with skyscrapers and the concrete jungle but this is only one type of building for density. When we use space strategically, we can build low-rise density and incorporate nature as well so privacy and relaxing environments are not compromised. This is achieved by rethinking how we zone our spaces and here are two types we can consider proposing to policy makers: 1. Form-Based Zoning: Reform based on the size of a building(s) with respect to the ones that surround it. This leave the function the building can serve to be more flexible while ensure skylines don't change. 2. Performance-Based Zoning: Reform based on societal goals for large plots of land. For example, deciding a place needs to encourage more community engagement influences the types of functions that should be built into these spaces. These goals can also be based on energy use, reducing traffic or noise pollution or increasing education opportunities. Following one of our longest planning journeys, we are delighted to have just secured planning permission for our site in East Street Epsom. Comprising a mix of 34 affordable and open market apartments and a residential roof extension to the adjacent building, the proposal adopts recognisable forms, materials and an architectural language that positively contributes to the ongoing development of East Street. This stunning development will provide much needed homes within the Borough, reactivate Linton's Lane pedestrian alley and link the two neighbouring Conservation Areas. Beaumont Hills Park opens to the public! A new park in Beaumont Hills, beneath the elevated Metro North West Line, sets a new benchmark for Sydney. Like Victoria’s Level Crossing Removal Project, Beaumont Hills Park transforms neglected and under utilised rail land into an active space with highly sought-after community amenities. Designed by PLACE Lab, the park's features, including a skate plaza, pump track, and multi-purpose courts, have been carefully chosen based on direct input from the community. It's a subtle yet significant nod to the neighborhood's diverse needs and preferences. Convergence, a colourful mural by artist Beastman, links the elements together and brings the design to life. The NSW Department of Planning, Housing, and Infrastructure, along with their Parks for People program and The Hills Shire, have strategically selected the Beaumont Hills site to engage TransportNSW in the idea of activating railway corridors. Complex negotiations with TfNSW rail asset team throughout the project signal the beginning of a positive shift in attitude towards public use of land around and under the metro corridor. As Sydney’s urban planning policies lead to more housing near train stations, parks like Beaumont Hills play a vital role in shaping our communal spaces. It's a quiet revolution, a modest testament to the evolving dynamics of urban planning, showing that thoughtful design and community input can transform neglected spots into essential gathering places for everyone.
