Built. + Inspired Education Group team up to breathe new life into a prominent North Sydney landholding After receiving the nod from the NSW Department of Planning and Environment last week, North Sydney's Simsmetal House will be repositioned into a co-educational K-12 school with capacity for 1560 students. North Sydney is undergoing rapid urban renewal, which is expected to transform the locality and surrounds into a prominent commercial destination. However, with too many large-scale office developments being undertaken, the need for office space has declined considerably over the years. At the same time, the need for educational facilities has increased substantially due to projected population growth in the locality. What price retrofit? After a really stimulating, and optimistic day at the #ASBP Conference, then back to business as usual and a depressing conversation with my daughter, a student at #NewcastleUniversity. The University, having set out its stall to be environmentally conscious, proposes to demolish and rebuild its entire Castle Leazes halls - 1254 bedrooms and social facilities made of reinforced concrete, and embedded in narrow residential streets. They propose to replace it with bigger perimeter blocks, I’d guess also of concrete and/or steel , at higher density. Retrofit, treated creatively, and possibly paired with extension, rather than demolition and replacement, could give decent facilities, with excellent operational energy and carbon performance, and modernised facilities, at a fraction of the embodied carbon. It might well cost less and take less time, and would certainly minimise the misery caused to residents for the duration of the works. Wholesale replacement of like for like, appears grossly irresponsible in environmental terms - and makes a mockery of the University’s claims to the contrary. Given that the University has globally recognised life sciences and architecture schools one wonders if anyone asked their views? Using MiC + Modular Construction can complete a university hostel with 2000 bed spaces in six building blocks including the foundation within 24 months. In general, the studies proved that it can help to save 15~20% project cost and up to 50% faster than traditional builds. I have promoted it to the council of the City of Calgary in the public hearing on September 14, 2023. Over 81,000 households are waiting for affordable housing in Calgary. Whereas, the housing strategy of the council aims to build around 3,000 non-market homes and 1,000 market homes per year. Conestoga College is in the midst of an office to residential conversion in downtown Kitchener. It’s likely the first project of its kind for student housing in Canada. What we’ve learned thus far: Is it less expensive than building new? Likely not, if done properly. What it can achieve is speed to market, which can be easily overlooked when building out a proforma. If the local municipality is a willing participant in the process (and this cannot be overstated), a conversion can save YEARS in the development timeline. In our case, that allows us to house more students faster, which is an added value that can’t be fully quantified on a proforma.

Welcomes funding of €200k for the Planning of the Station Quarter which has been granted to Galway County Council. This funding is a game changer for the town in terms of developing the station quarter inline with the Master Plan for Tuam. The Town Centre First Heritage Revival (THRIVE) strand 1 funding will help develop the plan for the station quarter for planning and allow for the County Council to then apply for the next round of Urban Regeneration funding to build out the project. Tuam is one of 10 towns across the region to receive funding. The project will include the planning for an intermodal transport hub including the train station, bus and carpark and a park and ride facility. It will also convert the existing Station building for use as Technology Hub. There is also a plan for residential accommodation on the stadium side of the tracks on land owned by CIE. The project will also include getting the necessary consents and licences in place from all the stakeholders. “I commend Galway County Council in partnership with Action Tuam who applied for the funding which is administered by the North and Northwest Regional assembly and funded by the Department of Housing, Local Government and Heritage. I am confident that this project will transform the Station site and will complement the Health Campus already in place opposite the station.
