As a property manager, if you think your job strictly consists of reports, month end, variance notes, work orders, expenses, landscaping, contracts…you’re dead wrong. I have a senior resident who came in to my office multiple times yesterday. She sat in my office venting her frustration about her phone being locked because she forgot the password. Then she wanted to vent how hard it is to unpack with no one to help. Then she brought in her laptop to ask for assistance in getting into our resident portal. Turns out she forgot that password and needed help getting a new one. So I sat next to her, with my laptop, and walked her through each step. It would have been so easy to brush her off, be annoyed and professionally tell her that’s not my problem. Another resident came in, with what looked like the weight of the world on her shoulders. We put a pin in the initial conversation and I politely asked if she was ok. Initiate tears and some trembling. She was going through A LOT. She just moved here from out of state and doesn’t know anyone and doesn’t have anyone to turn to and everything feels so overwhelming. I stood up and walked to the other side of my desk and gave her a huge hug. We work where people live. They do not check out. They do not do short stays. They are here for a year or more. What are you doing to make their living experience feel more like home? I’ve had residents cry in my office over the death of a sibling. I’ve had residents cry in my office over legal trouble. I’ve had residents express stress over losing their job. I have even had residents pass away. I’m not a property manager. I’m a people person. Industry leadership... read this post. The most important job your managers will ever do is to take care of the residents. When they are loaded down with reports, and all the things that technology has brought to our lives, they can't build the relationships with residents that translate to renewals. We MUST find a way to take some of the administrative task load off our managers. We are still in the people business.

On the one hand, we have companies like Second Nature that are pushing the message of improving the "resident experience." And then on the other hand, I see a lot of property managers (including those who use Second Nature, ironically) constantly advocating for things that truly treat tenants like peasants who aren't deserving of decent housing. Examples: - PMs who block off fireplaces and refuse to allow tenants to use them - PMs who block off attics, basements, and crawl spaces - PMs who remove garbage disposals from every property - Etc. This is the kind of stuff that makes people hate landlords and property managers. Why should a tenant have to live their life without a basic convenience like a garbage disposal? The house literally comes with it, but you rip it out because you don't want to fix it, or you don't trust them to use it properly? Someone is living in a cold climate, but you won't allow them to use a fireplace? Seriously? Tenants aren't crazy to hate landlords and property managers who behave like this. No one likes to be treated like a child who can't be trusted. No one wants to be a second class citizen. Things like attics and fireplaces shouldn't be reserved only for people who can afford to own their own house. Stop giving us a bad name! Treat tenants like people. Treat them how YOU would like to be treated. The "golden rule" has been around for literally thousands of years, and for good reason. Follow it!
