Government office buildings aren't usually known for being particularly attractive. But then again, ambitious developments like the Texas Capitol Complex aren't your typical run-of-the-mill government project! The second phase of this years-long effort to modernize the area directly north of the Capitol is getting underway and will include two new state office buildings along West 15th Street. Tearing down 794 is long overdue. It's also now or never. A transformational, multi-generational opportunity to forever change the trajectory of Downtown Milwaukee's economy and vibrancy. If there's one thing we could do to extend downtown's phenomenal renaissance seen over the past decade, it's this. Opening up 10+ city blocks between the two most valuable and desireable neighborhoods in the state for new housing, hotels, offices, retail, and public spaces will be a total game changer. Not to mention saving hundreds of millions in future maintenance costs and giving us the freedom and optionality to redesign the Hoan when it needs to be replaced in 30ish years at the current in-kind replacement estimate of $2-3 billion. As a historically risk averse city and one that has struggled with population and employment growth, we need to continue pushing big ideas that intentionally seek to attract and retain talent, improve quality of life, and improve the city’s bottom line. Kilbourntown's massive success story, from ghost town with a dead mall to arguably the hottest neighborhood in the state right now for nightlife, entertainment, and employer growth simply would have never happened if not for the removal of the Park East freeway.
