“Now is the time to put in place the building blocks for a future where creativity and innovation are one and the same thing.” The North East’s creative industries are on the cusp of something special, with projects such as the Crown Works Studios in Sunderland and a new Centre for Writing in Newcastle helping establish, as mayor Kim McGuinness puts it, “a powerhouse of creativity and culture” outside of London and the South East. And as Dawn Dunn, Invest Newcastle digital and tech sector lead at NewcastleGateshead Initiative, tells us, if harnessed the right way, the creative industries have enormous potential to drive inward investment and inclusive growth across the region. Interest rates could go lower and will likely go lower but will not go to the low rates of the past few years. Earlier today we at New West End Company launched our evolved insights programme, which I am incredibly proud of, so I wanted to reflect on the journey. First of all, none of it would have been possible without the support from Paddy Gamble and Tom Rollinson from Colliers , both of whom deserve a lot of credit for the hard work into realising a truly groundbreaking insights product. Secondly, I wanted to speak of our overall vision: when we talk about the London’s West End’s success, eventually it all comes down to people who go there, who live there, who work there, who shop there. And you can’t really understand people through a single lens. No matter what anyone tells you, there is no single number or KPI, no matter how compelling, that will explain people and how they make a place thrive. It’s not just #footfall, not just #turnover, not just #dwelltime, not just sales productivity, not just sentiment, it’s all of those things together and more on top. And then you’ve got to make a sense of it all by weaving a compelling story of what it all means that will resonate with different audiences (many stories, actually). Insights is the art of telling meanigful stories, and boy we’ve got a rich story to tell! Another business breakfast of Knight Frank Poland is behind us! ☕ This time we talked about the transformation of offices in social, architectural and technological terms. We discussed the evolution in the real estate market and the expectations of employees who are increasingly eager to return to offices. We also considered a new trend that is becoming more and more important - "Neurodiversity in the office" - the question of how to create a space that is adapted to the diverse needs of each employee. Thank you very much for the meeting and interesting discussions!

Good return on time last night attending the Steers Center for Global Real Estate Luninaries Series at Georgetown University’s McDonough School of Business. As always, great content and an opportunity to meet folks in our business. Some key takeaways from an outstanding set of panelists are: Scott Rechler’s Kodak analogy, which office buildings are digital and which are film, digital worth a look and owning, film obsolete. In these uncertain times, one panelist mentioned the need for investing with conviction and enthusiasm based on market knowledge, which I suspect is always important. Matt Cypher, well executed again.
