Where’s the New York City Hotel Market? Apparently showing ongoing signs of recovery… 1 Hotel Central Park sold yesterday for just above $1 million per key. According to New York City sales records from 2023 and 2024, upper-end hotels (Mondrian, The William Vale, and 1 Hotel Central Park) are trading between $800K and $1 million per room. Mid-market properties (like Hampton Inn, Hilton Garden Inn, and Doubletree) ranged from $400K to $600K per room. Distressed sales (the Roger Smith, Row NYC) were around $200K per key. Is the landscape shifting? What are your thoughts? #NewYork #Hotel #Hospitality #RealEstate #PrivateEquity

According to CoStar Downtown Myrtle Beach Hospitality, the Myrtle Beach market comprises 274 hotel properties, which contain around 32,000 total rooms. Hotels tend to be larger in the area than in the typical U.S. market, but not by a huge amount. The average building has around 118 rooms, compared to the U.S. average of 88 rooms per building. There are 134 rooms spread between two projects underway in the Myrtle Beach market, representing a 0.4% expansion of the existing inventory. This new supply follows a material amount of recent development: Around 1,100 rooms have delivered in the past three years. #Sperry-KEY Group #CoStar #myrtlebeach #commercialrealestate

The hotel pipeline has a lot of interest, but we normally focus on major markets. Colin P. Sherman and I decided to see which submarkets will have the highest inventory increases based on what is under construction. Areas outside of #SanDiego, #Phoenix, and hubs along the East Coast are in the top ten, but for different reasons. #hotels #hotelconstruction #hotelanalytics

Hotel remodeling and renovation doesn't means slapping some fresh paint on the walls and calling it a hotel remodel? Most real pros, and guests as well, would not agree with this statement. For a real renovation, the goal is to create a space that will truly enhance the experience of every guest who steps into your building. With the digital age reshaping how hospitality businesses operate, a remodel can also serve as a perfect moment to integrate technology seamlessly into the hotel environment, enhancing both guest experience and operational efficiency. ehotelier #hotelremodeling #hotelrenovation #hotelstratagy

At Fort + Home, we believe in redefining hospitality with innovative, high-end experiences. Our latest investment, the Hotel Melrose, exemplifies this vision perfectly. Located in Colorado wine country, this hotel combines luxury and exclusivity in a way that's unmatched. But what truly sets the Hotel Melrose apart? It's all about a strong competitive edge and a clear value proposition. By leveraging a fully automated system, the hotel eliminates the need for a traditional front desk, operating like a series of short-term rentals under one roof. This approach significantly cuts overhead costs, boosting profitability. The result? Above-market rates and higher returns for our passive investors compared to traditional hospitality assets. The Hotel Melrose is more than just a great investment—it's a testament to the forward-thinking projects that Fort + Home is proud to support. Join us in exploring the future of hospitality. https://hubs.li/Q02zYVby0 https://hubs.li/Q02zYK820 #thehotelmelrose #fortandhome #thefort #passiveinvesting #hospitality #realestateinvesting #passiveinvestor

There may soon be too many hotel rooms in the Miami area - & that's a great thing for our clients! Why is this important? Right now the hotel market in Miami is HOT - with 72% occupancy & an average room rate of $221 & revenue per available room (RevPAR) at a very high $159. It's no wonder every hotel developer wants to ad so many rooms in Miami. But, in a very short time frame there will be an additional 30% plus more rooms & what this means is our clients can hopefully look forward to lowering prices. Many of the newer properties will be in the $250 plus a night range or more. This means there will be value opportunities at some of the better - but older - properties - many of which were totally renovated over the last few years. As our latest video showed - we can get you value now near MIA - off season - at an amazing $119 a night: https://lnkd.in/ew8Hxzzn Yet - we think we will be able to get you rates near that (off season) even downtown or by the beach especially as new properties come on-line. We are confident even in-season we can get you rates by the beach at or below $199 - & near MIA for $139-149 a night.
