Like I said before, you know, the, the decision making in, in Word to plant an office building versus the decision making and where to plant a hotel building are so different, totally different. So when you're converting these older office buildings, they might have been fully designed and perfectly located for office use. And then you go in as a hotel and like, I mean, it's, it's a no brainer. Hotels like to be around high quality retail. I think the the environment in which hotels are used and, and you know, the guest experience has changed so much too, because I mean. That you, you look incredibly young, but I feel like our, I feel like we both have some, some aged careers under us. So I as as the older guys, I will say, you know, I remember back when you're, you know, when you're like a road warrior, right? And you're, and you're on the road, you know, every week or every month or something like that and you're out on a client site or you're visiting someone or you know, you're handling some business you're. Originally trying to find the closest accommodation to wherever the business is, right? And I don't know when the last time you travel for work or how you're making those decisions now. Just personally, what I'm not what I'm doing now is I'm trying to find a place that's convenient with great destination food and beverage, a lively, you know, entertainment scene because you know, with the access and availability from like Uber and transportation, like like say that you're going on client site and or say you're consultant. These are typically the world. Warriors that you see Sunday through Thursday out there, you know, they they're coming into whatever the client side is first thing in the morning and then leaving in the afternoon. So that's you know, that's a two way trip be made once really and they don't really need to be that close after that right. So once you're done with your business and now that we have the whole world in our pockets, every market is is less intimidating and every market is easier to access and and, and really, you know experience so like. I think it's kind of gone hand in hand. It's like with, you know, the emergence of, you know, all these technology drivers that are, you know, channeling the way that we we're dictating the way that we experience travel. What's also come is like, you know, the death of some of these things that we're seeing in the news today, like Applebee's and these like historic, you know, chain restaurants because. When you're in Omaha, you know, in in the early 2000s, like you didn't really know where to go eat after after you finished your business. And now it's so easy, super easy point. That's that's actually.
