SOUTH FLORIDA DEAL SHEET TIME! - Great Gulf paid $28.5M for the Poinsettia Club Apartments at 5400 N. Flagler Drive in West Palm Beach. The seller was Palm Beach-based Frisbie Group, which paid $24M for the 72-unit complex in December 2021. - Kayne Anderson and Remedy Medical Properties acquired two medical office buildings at 10275 and 10383 Hagen Ranch Road in Boynton Beach for $20.5M. The two companies also assumed a 99-year ground lease associated with the properties held by Welltower™ Inc. (NYSE:WELL). The seller was Flagler Healthcare Investments, and the sale was part of an $86M portfolio deal that covered 181K SF of properties in Phoenix, Chicago and Boynton Beach. JLL’s medical properties group advisory team, led by Mindy Berman, Matt DiCesare and Liam Sorensen, represented Flagler in the transaction. - Affiliated Development paid $12M for a 4.3-acre assemblage at 2703 and 2755 S. Federal Highway in Boynton Beach. The seller was a trio of entities held by Alan Rutner. Affiliated, led by President Nick Rojo, has an agreement with the City of Boynton Beach to build 38 townhomes with garages, an eight-story building with 336 apartments, 2,600 SF of retail space and a 401-space parking garage. Roughly half of the apartments will be set aside as workforce housing. - Informa, the producer of South Florida's biggest boat shows, will move into the recently completed Seagis Property Group's Seagis @ Port Everglades. Informa produces the Miami International Boat Show, the Fort Lauderdale International Boat Show and the Palm Beach International Boat Show and will use the building for storage and as its office space. Seagis was represented by Tom O'Loughlin and Larry Dinner at CBRE, while Informa was represented by CBRE's Julie Fisher Berry. - Mattoni Group and Century Homebuilders Group, LLC, along with Double C by Conconcreto Century Town Center in Doral, and tenants have begun moving into the project’s 326 apartments. Retail tenants at the property include MY SALON Suite, KidStrong, JETSET Pilates®, Rumble Boxing, and Tropical Smoothie Cafe. The project was built with $67M in financing from Pacific West Bank an Oregon Banking Corporation and is part of a larger master-planned community called Midtown Doral. - Terreno Realty Corporation. broke ground on two warehouses as part of the fourth phase of Countyline Corporate Park in Hialeah. - The apartment component of The Wynwood Plaza topped out, with delivery slated for next year. Developers include L&L Holding Company. and Oak Row Equities in partnership with SHORENSTEIN PROPERTIES LLC and Claure Group. - Gridline Properties hired Felipe Azenha and Ben Hoffman as senior associates. The pair, which have 30 years of combined experience, will focus on development and investment sales in urban cores across South Florida.

8 years, 11 months, 13 transactions, and a development site is born! Land assemblage in NYC is not for the faint of heart! This transaction consisted of the assemblage of parcels on the easterly blockfront of Second Avenue between 54th and 55th Streets. My involvement in this transaction began in September of 1992 when we were exclusively retained to sell the famous Club El Morocco building at 305 East 54th Street, where a who’s who of celebrities partied in the 1950s and 1960s, and ended in August of 2001 with the second sale of the building within that timeframe. At the conclusion of this project, 13 different transactions allowed this assemblage to become a reality, with an aggregate consideration of approximately $30,350,000. These transactions consisted of the sale of fee positions, the sale of transferable development rights, the relocation of tenants, the buyout of tenants, and a complicated property swap, which was the key to making the transaction happen. The site allowed for construction of a 210,000-square-foot condo building without the inclusionary housing bonuses that are available here. To consummate this transaction, the following brokerage skills were required: - Conceptualizing and marketing this transaction. - Negotiating with multiple owners, all of whom had independent objectives. - Convincing a nightclub owner to speculate on a real estate acquisition to enhance his existing property’s value in the future. - Tracking down an unresponsive owner in Storrs, Connecticut which involved driving up to her house, unannounced. - Explaining how transferable development rights work and how they are evaluated to three owners with no understanding of them. - Negotiating the buyout of a holdover tenant. - Strategizing and determining that the northern end of the block was a more likely target than the initially more obvious southern end of the block. - Overseeing and advising on the vacating of six commercial and seven residential tenants to create a buildable site. I won the Robert T. Lawrence Award for this deal in the REBNY (Real Estate Board of New York)’s Most Ingenious Deal of the Year Contest. HMO 4 - Selly Oak We recently shared with you our latest win, another project secured in Birmingham, however this purchase came with issues which meant delays and potentially loosing the deal. Despite property bearing many wins when done right, it isnt always plain sailing and we think its important to share with you our challenges. Our biggest challenge faced on this purchase was the valuation. We agreed to purchase the property for £345,000 which was £30,000 less than another property we own on the same street which we purchased last year. Despite showing comprabale evidence of recently sold houses and going back and forth with the valuers they didnt budge. As a result we have 2 down valuations. With this comes delays and as a result vendors get fustrated. This meant the deal was touch and go the sale could have been pulled by the vendor. However our good relationship with the local agent helped to keep this deal alive and buy time but more importantly our broker was able to use a lender whom we have a good relationship with and understood our business and local market, and get the sale completed within 5 days of insutrction.
