OneSource was founded in 2007 to provide multifamily replacement flooring services to the greater Phoenix market. OneSource leaders Brandon Haber and Mazeratie Sweet will oversee Impact’s total Phoenix operation as of September 1, 2024, to include Impact existing operation formed out of the acquisition of Interior Concepts in August 2023. Together, Impact Property Solutions will become the flooring services leader in the multifamily community in Phoenix. Entered at $1.2 million. Exited at $3.3 million. The toughest real estate deal I’ve worked on… Wasn’t self-storage. It wasn’t on the brokerage side of the business. This was a multifamily syndication in a rough area of Cocoa, Florida: -80 percent occupied -10 down units needing full gut renovations -Required countless interior / exterior revamps Bought it in February 2016 and worked tirelessly on this one until our exit in September 2019. We invested 500K in interior & exterior capex and fully renovated 45 of 50 units. The challenges we overcame to achieve a total investment gain of $1.4 million provided one of the best experiences in navigating value-add deal components. Progress Report! Palmwood Apartments Progress Update We purchased The Palmwood Apartments in Pinellas Park, FL on May 7th. Since then, we've focused on rent growth and finding expense efficiencies. Exterior work began immediately—painting, landscaping, parking lot updates, and new signage for “The Raven at the Palms.” Here’s what we've achieved so far: Avg rent increased from $1,170 to $1,490 Rent roll at purchase: $24,500 Projected rent roll after 12 months: $32,426 Highest lease to date: $1,750 (projected $1,650) The first phase of lease renewals, remodels, and strategic upgrades are already showing positive results.
