The project's main purpose was to develop a working knowledge of Real Estate Market Analysis, Development and Management. In addition, to showcase a high-level understanding of investment analysis, feasibility, and financing processes. The client has invested much capital into this project as a business venture. You have been appointed to advise the client and come up with an alternative proposal on what the client can do with Carlton Centre. This was done by identifying what uses the property is currently zoned for. In essence, we were required to undertake a Market analysis and Marketability study for your client. This was also done by considering what type of development is recommended to the client and uncovering any possible legal problems connected to the site. Congratulations PAE, it was so cool to tour this building with the brilliant engineer Karina Bonin, PE, WELL AP. One thing i found so encouraging was how many of the tenants of designing a #livingbuilding, align with best practices for building a #neuroinclusive work environment. Here are a few of the highlights that i noted: - Passive/radiant heating & cooling that reduces need for heavy airflow systems within the building (commercial HVAC systems are a significant contributor to sensory overwhelm in office spaces.) - Maximizing natural lighting and avoiding fluorescent light in the facility. - Sound baffling technology in all the open spaces to minimize harsh acoustics. - Multiple climates (temperature) intentionally designed in different working areas to allow individuals the choice to work in a climate that best suits them. Another interesting fact, many of these tenants are also used in trauma informed design. Its amazing and perhaps not unexpected that no matter what lens you are looking through, building wellness into a physical environment has shared themes and practices that help to benefit everyone!

We are delighted to hear that Regal's redevelopment of 100 Chalk Farm Road has been unanimously approved by London Borough of Camden.   Volterra authored the Economic Regeneration and Employment and Skills Statement, and Full Health Impact Assessment on this project. There is a pressing need for purpose-built student accommodation (PBSA) throughout London, in particular within Camden.  Some key aspects of our reports we'd love to share:   Community benefits: This report outlined the importance of student expenditure in supporting local businesses, particularly relevant given the prominent location of Chalk Farm Road in Camden. It highlighted specific local venues that are likely to experience substantial benefits resulting from the new students living at 100 Chalk Farm Road. Students also bring significant community benefits, beyond their local spending. Evidence suggests that 6% of students in PBSA typically volunteer for local charities or foodbanks. This suggests that up to 20 students at the 100 Chalk Farm Road development may take part in local volunteering opportunities.   Local partnerships: 100 Chalk Farm Road is located next to the Roundhouse music venue. Regal partnered with the Roundhouse Trust to enhance opportunities for young creatives in the local community. Through a number of different initiatives, Regal will support young creatives at the Roundhouse, including through integration with the Roundhouse employability programmes, mentoring, and working with the talent at the Roundhouse to develop vibrant new content. This reflects the benefits that come with building local partnerships.

Since Stephenson's original City Planning Scheme and its subsequent revisions, key documents like the Urban Design Framework (2009) and The Perth City Snapshot (2016) have shifted the focus toward resilience, ecology, and sustainability, aiming to reshape Perth as both a destination and a liveable city. Further initiatives, including the City of Perth Sustainability Strategy and the Perth City Deal, highlight this ongoing effort.
