The Boston Celtics won their 18th championship (most of any team) a few weeks ago and now the team is being offered for sale. Timing is everything! If your considering a sale of your business or cash flow property you have to plan for success. Focus on reducing costs and increasing revenue well in advance. Positive trend lines are critical to the valuation. For landlords rents may be difficult to increase due to government regulations. Finding efficiencies and reducing expenses will impact the ultimate selling price as much as increasing rents. Sweat the small stuff. $1 saved/earned at a 5% CAP Rate = $25 in increased value.

Two of my favorite topics - the Urban Land Institute and Formula 1! Interesting read on the origin, evolution (stumbles), and economic impact these events and infrastructure have had on the built environment in Austin, Miami and Vegas #lightsout #pushpush
American cities and investors took a risk building infrastructure for Formula 1, a sport whose fans are primarily outside the US. That risk paid off, and now it is off to the races, as billions of dollars in revenue come flooding down the track. Read about how cities like Miami, Austin, and Las Vegas – host of #ULIFall Meeting – brought F1 to their cities and capitalized on the fastest-growing sport in the world. 🏆 **Celebrating Success: A Lesson from the Boston Celtics Championship** 🏆 I was fortunate to witness history last night as the Boston Celtics clinched the championship. Reflecting on their electrifying victory, we draw parallels to our journey at ESIS, Inc. Just like the Celtics, we thrive on teamwork, drive, consistency, and daring to dream in the face tough environment of the TPA world. **Teamwork**: The Celtics' success stemmed from seamless collaboration, not just individual performances. Our collective effort drives results as every team member plays a crucial role, fostering greatness through mutual support. **Drive**: The Celtics' pursuit of excellence set them apart, showcasing the power of determination. Similarly, our passion and commitment drive us to meet and exceed customer needs, propelling us forward in the face of challenges. **Consistency**: Championship teams like the Celtics thrive on consistency, showing up every day. Consistency in our efforts, client interactions, and service delivery builds trust for long-term success. **Daring to Dream**: The Celtics turned their dream of victory into reality through hard work and belief in their potential. We only believe in each other and we don’t worry about the noise. Every day we set ambitious goals, work tirelessly, dream big, stay focused, and let ambition propel us forward. Control the narrative. #Teamwork #Sales #Drive #Consistency #DreamBig #BostonCeltics #Inspiration

👥 eXp Regional Rally 2024! 👥 ---- You see that awesome powerhouse in front of me? Jo Ferraro was my team leader and who I worked for/with the first year as a Realtor. Just a few years later we are being honored together on state as ICON Agents - an awesome full circle moment I am very proud of. ---- A message by Tommy Choi really stuck with me when I saw him speak: "The direction you are traveling is more important than the speed...." 🏎💨🗺 ---- It doesn't say that speed "isn't" important, but DOES help us with our comparison game. We all are running different races, with different tools, different goals & priorities, and people who depend on us sometimes for income, and sometimes just for our presence ---- Let's go Midwest ICON Agents, thankful for the time to get together in person and learn together! ---- Jacob Sheets, SFR, PSA, RSPS Provision Properties - eXp Realty GMAR YPN Board ☎☎ 262-622-2992 📩📩 [email protected] 🌎🌎 https://buff.ly/3QInBWn 📆📅 https://buff.ly/3JDGIg0 ---- #JacobSheetsRealEstate #ProvisionProperties #eXpRealty #WolfPack #ICON #ICONAgent #eXpICON #ICONsOfRealEstate #RealEstate #WisconsinRealEstate #eXpRegionalRally

**TEAM REGISTRATIONS ARE OPEN!** Shitbox Rally 2025 - Winter June 19th to 28th Perth to Darwin via The Gibb River Road James Freeman OAM is said; "This is our 15th Anniversary rally (in our 16th year - thanks to Covid). It has been 10 rally years since we last tackled the Gibb River Road, but this time the overall route is mostly different with a lot more unsealed kms and over 8 days, not 7. This rally has been 10 years in the making. We would have been back sooner if there weren't border issues in the past, but it's great that this rally has worked for our 15th year. Naturally, the Gibb River Road is special and will certainly test all of the vehicles and teams, but we hit the dirt on Day 1! Day 2 is all unsealed and Day 3 takes us around the incredibly beautiful Karijini National Park, all before we hit the N/W coastline and head to Broome and Derby. Even after the Gibb and all of the river crossings, the 2 day drive to Darwin will be incredibly beautiful and I am sure we will lose more cars that have been punished over the previous 6 days. It will be one incredible rally and a great way to celebrate our 15th Anniversary!" CLICK HERE to open the team registration form that you need to complete and submit to us: https://lnkd.in/e_4Wktun Note: You will be prompted to enter your email address. It is very important that you enter the SAME email address that is in our database and/or previous team registrations. Your email address is what our system uses to identify you and allocate you in the correct place in the queue. GOOD LUCK!

The title definitely caught my attention. Summary of the article below. I was at F1, there is definitely tons of deep-pocketed attendees as well as those from every walk of life. Want a ballcap? $140. Summary of the article (not my opinion): Since the '80s, I've been entrenched in Miami's commercial real estate scene, witnessing its roller-coaster transformation. Recently, I returned to attend the Miami Grand Prix, which not only reconnected me with the city but also opened my eyes to the extreme commercialization that now permeates Miami. The Grand Prix, much like Miami itself, has become a microcosm of high-stakes capitalism. The economics of attending such an event were staggering. Parking ranged from $75 for a distant spot to $225 right near the venue, reflecting the city's broader issue of accessibility and affordability. General admission tickets, which we snagged for $125, offered minimal amenities and subpar views—literally a ground-level perspective with obstructions everywhere. The financial outlay didn't just stop at tickets; even a slice of pizza at the track cost $14, emblematic of the inflated prices that residents and visitors face daily. This scenario mirrors the broader Miami market, where the median rent for a one-bedroom apartment is now $2,750, a stark 72% above the national median, according to recent Zillow data. This inflation in living costs is pushing the city's long-standing residents, including immigrants who make up over half of Miami Dade County's population, to the fringes. Miami's identity has also evolved from its days as the epitome of beach and club culture. Now, it's also a hub for art, technology, and a burgeoning financial district—changes driven by the same forces that have turned the Grand Prix into a festival of exclusivity. Every few steps at the race, there was another "exclusive zone" — from air-conditioned lounges sponsored by hydration companies to terraces backed by cryptocurrency firms, each with entry fees in the hundreds, mirroring the gated communities and luxury developments that dot the Miami skyline. Despite these changes, the thrill of the race and the energy of the crowd provided a temporary escape. Yet, I couldn't shake the feeling that everything around me was engineered to extract maximum profit, much like the high-rise developments and luxury condos that are reshaping Miami's skyline. The city, once a playground for everyone, now caters predominantly to those at the top of the financial ladder, leaving little room for the middle class and long-time residents. In essence, the Grand Prix isn't just a race; it's a stark reminder of the new Miami—a city where the spectacle and the economy are tightly interwoven, and where the cost of participation keeps rising, much like the skyscrapers that continue to redefine its horizon. https://lnkd.in/e_nFR_NS
