Common Living, one of the largest co-living operators in the US, filed for bankruptcy this week. Food for thought... We are seeing a growing investor appetite for living concepts such as student housing, flex living, and senior living, managed by a small number of operators with, normally, weak balance sheets. Property management is a labor-intensive, low-margin business. The only way for operators to create a sustainable business is by building volume and rapidly expanding into many cities, spreading their bulky overheads across a large number of contracts, yet increasing their risk profile significantly. Unless backed by venture capital, these companies don't generate enough cash to invest in technology or hire the best talent, yet managing properties successfully is highly dependent on the quality of the people that operators can hire and train, as well as the robustness of their management systems. Origin merges with Places for People Origin Housing has merged with Places for People, becoming a subsidiary of the organisation. Origin, which has 7,800 homes across London and the Home Counties, formally joined the social enterprise on April 16. Over the next year, it will undertake the process of transitioning fully into the group. Places for People (PfP) said that the addition of Origin meant an extra £100 million of investment in customers’ homes over the first ten years post-merger “as well as improved local services, a stronger voice for customers and more”. The company also said that the merger would be seamless and would not affect tenancies. Services including repairs, paying rent and raising issues with neighbourhood managers would continue to be covered by “existing staff from existing offices”. Greg Reed, PfP’s ceo, said: “I welcome Origin Housing as part of the Places for People Group in a merger that will benefit everyone. “This year will mark 100 years since Origin Housing was founded, and together we will build on this great legacy of delivering affordable, quality housing in this part of the country. “In the longer term we will be looking to create community hubs and will be investing in ways that customers can have a stronger voice on things that matter to them most.” Carol Carter, Origin’s ceo, said: “I’m delighted that Origin will be joining Places for People. The partnership brings so many benefits for our customers, meaning we will be able to invest in their homes, continue to build new homes and maintain our community focus.” In March, PfP and its fund management business Thriving Investments acquired for-profit registered provider Rosewood Housing from FRP, the administrator of Inland Homes. Inland collapsed in October 2023 following financial and management complications. Rosewood has 61 homes across the South East. Just finished a chat with Eric, a dentist turned construction business owner. Within two years, he acquired a $4M revenue construction company. Here’s his story: Meet Eric. Eric started as a dentist in Colorado but wanted a change. Pre-COVID, he eyed the construction industry, seeing its resilience and growth potential. Lockdowns pushed him further into this new path. Eric started working with acquisitions.com searching for the perfect deal. The journey wasn’t easy – banks and sellers hesitated due to his lack of experience. But Eric persisted, learning, deal flow strategies, and evaluating countless businesses. He finally closed a deal on a construction company with $4M in revenue for $1.2M, including real estate. The deal was financed with a $1M SBA loan and a $200K down payment split from an investor. Why this business? The seller was overworked and eager to sell, lowering the price from $1.5M to $1M. Eric’s offer of $900K plus real estate sealed the deal. He knew it was a great value, given the high multiples usually seen in the industry. To manage the business, Eric hired experienced professionals and promoted internal talent. This move was crucial since he lacked construction experience. His partner’s wife also stepped in to handle day-to-day operations. Eric’s plan? Grow the business by accepting more contracts and improving operational efficiency. He’s focused on scaling by setting up systems and getting the right people in place. Eric’s tips: Don’t fear asking for financial help. Investors and banks want to make money too. Offer confidently, even if it seems low. Surround yourself with industry experts if you lack experience. Eric’s journey shows the power of persistence and strategic planning. Coventry site acquired by Abingdon’s Roadside Real Estate 🤝🏢 Oxfordshire-based Roadside Real Estate has acquired a new asset on the A444 near Coventry as part of its joint venture with Meadow Partners. The 8.25-acre site was bought for £3.26 million and currently features a 72,091 sq ft former Sainsbury’s food store, vehicle filling station, and 407-space customer car park. Roadside sees potential for an EV charging hub, with options at the rear of the property for retail or last mile logistics. The site has been purchased with vacant possession, allowing the buyers to review the site’s configuration and look to redevelop it to serve a variety of complementary tenants. They have already received expressions of interest from a number of brands focused on drive-through and ‘foodvenience’ offerings. Further development opportunities will be assessed in due course. I spent the first half of my career on the ownership, investment, and development side of the commercial real estate industry at PGIM Real Estate and L&L Holding Company. Today I had an interesting experience with a Master Craft lock that I couldn't open without the help of bolt cutters. Building or rehabbing a property in 2024 is expensive. Very expensive. So expensive that a lot of people are saying no to building. And many are saying no to flipping. A builder friend of mine said unless you bought land years back, it's just too expensive in our market. Even some of the big builders are saying the number one issue is no longer labor but finding properties, in their case, land. Investors, does this sound familiar? I just spoke with a client today and he was a bit discouraged. I don't blame him. I have seen first hand that deals are not quite as prevalent as before, at least not in our local market. But that doesn't mean they don't exist. We just have to dig harder. Sometimes a lot harder. And be more patient and follow up more. In reality, deals happen every day if you can find them.
