#50in50: It's 1980 and AO's practice is flourishing—serving clients across retail, industrial, commercial, and residential sectors. The firm is designing projects in Los Angeles and Inland Empire, extending its reach beyond Orange County. Significant projects from this period included Ortega Plaza in San Juan Capistrano, the IMO/Delaval CEC Instruments Division Corporate Headquarters in San Dimas, the Montgomery Ward West Coast Combined Distribution Facility in Ontario, and the Morningside on the Lake condos in Orange, which won AO its first design award! These projects highlighted AO's expanding influence and growing presence in the region during the early 1980s.

2. What advice can you give for future aac participants?
The experience of the workshop is not just about learning new knowledge and design methods but also a process of self-discovery. One of the most important aspects is constantly adjusting your expectations, not limiting yourself to your original thoughts, being willing to break free from the inertia of your thinking,
and getting used to accepting or compromising with others' opinions. This will help you integrate into a team more quickly, find your role, and make positive contributions to the entire design process.
3. What in your opinion is the biggest benefit of being an architect?
Becoming an architect has made me realize that the world is complex, and it has instilled in me a constant curiosity and a desire for exploration in this
intricate world. Architects possess the power to reshape the material environment with inspiration. Changes in the material environment
can also bring about changes in a person's habits and even their
character. Humbly harnessing this power, and using one's unique inspiration and exploration to add a little diversity to the world, and taking one small step towards an ideal vision of reality, is a career worth dedicating a lifetime to.

🎙️On the Ziarul Financiar Investiți în România show, we discussed the current situation and future prospects of the Bucharest office market. Although not many new buildings have been delivered recently, we have observed a consistent demand for existing spaces over the past two years. Despite contractions, office spaces continue to be leased, and the vacancy rate has decreased to 13.4%, according to the iO Partners report we released last week.
The market looks good at the moment, although the number of new companies entering the market or expanding their spaces is lower than 2-3 years ago. Nevertheless, these companies exist and are beginning to lease available spaces, which will continue to reduce the vacancy rate by the end of the year.
A major factor in this adjustment is the transition of many companies to hybrid working models. They have given up some of their spaces, resulting in many existing buildings having available offices.
Additionally, banks are more cautious in providing financing for new projects and require guarantees in the form of pre-lease contracts. This has led to a reduction in speculative construction, similar to the period between 2005-2010.
💡I believe we will see new projects in the next three years, as the decrease in the vacancy rate will inevitably create demand for new spaces. Companies, especially those requiring over 5,000 square meters and whose contracts expire in 2-3 years, should plan ahead. If they want new buildings that meet ESG standards and are tailored to their needs, it is essential to start the planning and construction process as soon as possible.

STEENBERG GROUP TAKES STAKE IN CAPTIF
Steenberg Group expands its activities significantly and takes a stake in Captif.
In order to respond more effectively to customer demand for its subsidiary @Structura.biz, the Steenberg Group had been looking to expand for some time. This has now been achieved through the acquisition of Antwerp-based CAPTIF Office Architects. Whereas until recently the support of Structura.biz's clients stopped after a property transaction, now a complete design & build process can be offered following the lease agreement, or after the purchase. Here, the client is relieved of all concerns until the moment he occupies the new premises.
Klara De Neve and Dimitri Saerens, directors of Group Steenberg, consider this step a logical extension of Structura.biz's services. “Whereas previously we had to refer our customers to the market with their furnishing questions, we can now reassure them of the same service within our own group,” says Dimitri.
“The three aspects of customer demand, being analysis (VEQTOR), real estate supply (Structura.biz) and fit-out (Captif), are thus clearly distinguished. At the same time, the individual companies continue to work independently,” Klara adds, “because not every customer needs the whole package.”
To ensure that all this is perfectly harmonized from an operational point of view, Partner Ann Verresen's role is also changing. She will thus become co-CEO at Captif, together with current CEO Bert Bleyenbergh. After the acquisition, the 3 other founders will also remain on board as minority shareholders. At Structura.biz, Ann will be handing over the reins to Bert Cuyt (Head of Offices) and Alexandre Parmentier (Head of Industry), who will work in tandem on day-to-day management.
The 3 sister companies will reinforce and complement each other depending on the specific needs of the customer. The trajectory should not only be linear, but thanks to the mutual enrichment, knowledge and services can be shared between the different companies, which continue to work independently.
The local anchoring is seen as a major asset, in a market where international players want to take the lead.

BuiltWorlds went to Tokyo for the first time last year to host the inaugural Tokyo Summit, which saw innovators, decision makers and thought leaders from across the AEC industry come together to learn about and discuss the chief challenges and opportunities defining the Asia-Pacific construction market. It was such a success we decided to do it again this year. And we couldn't be more excited.
With the help of our partners in the region—Kajima and Shimizu Corporation—we're aiming to make this year's Tokyo Summit a step up from 2023's, with jobsite tours, site visits, a thorough content schedule, and a deep roster of presenters, panelists and attendees that represents the AEC industry's best and brightest, both regionally and internationally.
In the months leading up to the October event, we'll be continuing to book speakers.
