I am meeting with 2 law firms this week in the South Jersey Market. Both of their leases do not expire for the next 12-24 months. The $/SF on their current lease has outpaced what their building's current asking rate is. We will look into a few different scenarios over this time frame: 1. Review other buildings in their market that have higher quality amenities, common areas, & better prices. 2. Current SF: Do they need to downsize, expand, or stay level with where they currently are? 3. Renewal: This can be done many months before expiration. In the current office environment, Landlords have been willing to extend lease terms to ensure they do not lose a tenant in the future. 4. Could their current suite have a facelift with updated paint, flooring, lighting, ect? The biggest take away I have seen working with these firms is this process takes time. As an office tenant, it is crucial to take action on this process 12-24 months out in order to secure the best deal for your firm/business/practice. I talked my way out of a $250k commission yesterday and it’s a good thing. I earned a listing right off Michigan Ave, downtown Chicago. Walked through twice, got floorplans, had multiple people take pictures and as I’m walking through I said to myself. This doesn’t need to be commercial office, this is a perfect mixed-use candidate for office to resi. So I called my client and said “Hey I know I’m talking myself out of a job but this is going to be good for you”, went over comps both office and residential, went over the floor plan to see how the floor plate can accommodate it, went over zoning, density and even egress. Now the listing is on hold while they research it. As a fiduciary it’s my job to do what is best for the client even when it’s not in my interest. As a person I like to see things be their best, and nothing excites me more than a great project. Lastly, and probably most importantly its about trust. Trust you have their best interests in mind and trust that you know what you are doing, that leads to more business and referrals. #CRE #realestate What would you have done ?
