Day 1 of PropTech Connect has been great. Tons of people to meet and speak to from StartUps, Investors, Developers and Tech providers. I'm looking forward to speaking there tomorrow as part of a panel with Angeliki Krania, Jeffery Blaylock, Sonal Jain and Matt Mason on Using ESG as a Springboard for Innovation, hosted by Timothy Bannister from Rightmove. From today though, I particularly liked a comment from Andrew McLennan, PhD, CTO about treating data as an asset in and of itself, and an interesting thought about pricing in whole cost of a transaction, including the effort needed to access all the building data required to make as asset perform optimally. Great day at PropTech Connect yesterday. Funny to see how the 🌳ESG buzz from last year seems largely to have been replaced by the 🤖AI buzz this year. I don’t think I saw any talks that didn’t mention AI. Interestingly, while AI was the talk of the event, the problems for real estate and property remain largely the same… how do I decarbonise, how do I improve productivity, how do I increase profitability from my real estate assets and how do we improve affordability. One common strand from all my meeting and discussions was data. An interesting insight from these talks was most of those I met or talked to wanted more data. But when we dug deeper it was obvious that data silos and not using the data they already had was probably more of an issue (along with not having enough resources and, interestingly, staff turnover!). Also there appears to be a disconnect between the trilemma of property owners, property managers and tenants when it comes to many property tech initiatives. While LinkedIn has kindly offered to help me “Rewrite with AI” this piece, I’ve decided to leave it raw and uncut as I think there are lessons to be learned from it (and raw data in general).
