The stress to lenders and investors nationwide in the office market is not over. Another shoe dropping is that with more and more properties selling (or reverting back to creditors) for far less than their purchase price, expect that municipality’s property tax revenues aren’t going up anytime soon. Expect more stress on services until cities figure out where they can find new sources of revenues. Atlas Capital Advisors works with lenders and their motivated borrowers with troubled debt. The stress in office is in the beginning innings. Most office buildings have long(er) term leases that have yet to expire. Or they have and kicked the can to buy time. Tenants are trying to determine how much space they need and what is the best design and functionality for the space they keep. Maybe hard to believe but while many tenants are contracting, there are others taking more space. You don’t want to be an owner of older Class B or C office space right now. Many of these are going to need to be redeveloped or repurposed for the small amount that it’s feasible. Congratulations to our buyers and the sellers of this 3 acre lot in the North Part of the Valley. Where we brought value to this transaction, over and above our normal service, was my time as a lender early in my real estate career came into play because our buyers opted to use the seller’s offer to be the bank on the transaction (seller financed aka Owner Will Carry) pouring over the Deed of Trust for the buyers (finding some flaws and having it re-written to make it appropriate for the buyers. There was verbiage that tied up their equipment and business assets which, in some cases, make sense but for a raw land transaction should have been removed (and we had it removed). Also reading through the Promissory Note to make sure the terms were what the buyer’s agreed to and made sense. That’s just the paperwork outside of normal documentation that we dealt with, there were also conversations with the county regarding Special Use Permits and the red tape of working with local governments to get this transaction put together and closed on time!   I strive to bring value to every transaction; if you’re considering buying selling or investing in real estate, let’s have a conversation in nearly every case I can help!   NRED S.176998 #Diraffaelegroup #RealtorDaveNV #LasVegasRealEstate #HendersonRealEstate #realestatesales #homesellingmadeeasy #extramilerealtor #fullservicerealestateteam #exprealtyproud 

A landlord lost his tenant after two decades who never missed on rent payment. While the property had enjoyed being a cash cow, he quickly realized that now was the time to upgrade.
