Today’s thankful and thriving Thursday is dedicated to everyone who participated in Stone Mountain High School’s Career Exploration Day! I want to give a huge shout-out to Sydney Matheny, Asst. Project Manager from HITT Contracting and Sherle Brown of the Real Estate Career Academy and UGA for joining me to promote careers in real estate. Sherle, Sydney, and I shared that our industry has more than 500,000 open positions ranging from A to Z including construction and property management. I was so encouraged by these motivated students eager to join the workforce. Did you or a team member spend time in a classroom this week? If not, why not? Are you simply relying on your recruiting team to sift through inbound inquiries or are you willing to get in the classroom and fire these students up for opportunities in your company? Think of a person who invested in you. Knowledge doesn’t simply come out of a book, it comes through experience. Thank you to Darnell Williams, Justine Manaid, Kylah Reynolds, Lupita Lourdes Medina, SHRM-CP, Oscar Alvarado and Sarah Hess for sharing their stories and insight into the diverse career paths within Affordable Housing! Is the affordability period permanent and in perpetuity? 3. What guarantees exist have your local, state, and federal government officials obtained in writing that rents will not go up or that tenants will not be displaced or evicted after the "affordability period expires? I stop the wrong people from joining your housebuilding business. Over 6750 meetings in 22 years of headhunting. I won't pretend to be your best friend. I'm paid to search. I don't like or want CVs.
When I track and monitor people’s careers, I look carefully at the timelines and promotions in particular. This week, I noticed a Land Graduate becoming a Senior Land Manager within 3 years. My first question as a Headhunter would be to ask how many sites have they identified and bought? Sites that have personally been managed through the acquisition process. The second question would be to take me through each step of that journey, assuming one site had been bought. I would probably ask questions about the current planning frustrations, the NPPF and the wider considerations. How many planning meetings have been attended, how did they conduct their research, what led them to creating a certain mix, rate of sale and margin. What was the sign-off process, how many bidders were they against etc. Is three years long enough to consider being a Senior Land Manager? It will be for the individual to demonstrate their skills and ability at the point of climbing the ladder further, unless being promoted internally. Have we witnessed over-promotion in other departments as a mechanism to keep staff?

You may recall that we released the results of our annual Planner Jobs Careers Survey earlier this year and it wasn't all easy reading. We knew that planners are overstretched and under-resourced; but the survey revealed the the extent to which that's translating into difficulties recruiting and retaining suitably qualified staff. We think this is such a critical issue that we made a short film distilling the results and setting out one or two potential solutions from the Royal Town Planning Institute. Saturday Morning Share #4: “My Mission to Fix the Apartment Maintenance Shortage.” There's a saying that profoundly resonates with me – ask your children what problem they want to solve in the world to guide them towards their profession. I've always tried to inspire this sense of purpose in my own children, nudging them to dream big, think creatively, and step into roles they feel passionate about. Recently, it was my turn to reflect on this wisdom as I was completing my full time work in the light industrial industry this spring. When I considered my past work in the apartment industry, I felt a strong pull back, a sense of unfinished work. I knew it was time to return to Apartment Staffing, but this time with a clear and compelling focus: addressing the looming challenge of an estimated shortfall of 130,000 maintenance professionals in the next decade. Why is this such an important problem to address? If you're not in the apartment industry, imagine life in an apartment community where you live that has subpar maintenance support. It stinks, like literally stinks. Residents deserve prompt attention to issues in their home. A depleted maintenance team doesn't just affect the appearance of the environment; it severely impacts residents' quality of life and is a main driver for resident retention. To accomplish this goal of welcoming thousands of new maintenance technicians, the entire industry must pull together. We need to recognize that each company might be the first and only experience a potential recruit has with the apartment industry. It's crucial that we align our messaging and actions to ensure that when someone shows interest, we captivate them with content that truly resonates. We also need to become more visible in the community, showcasing the benefits of this career. I believe it’s up to the associations and committees within the industry to create a call to action, leading the charge to engage potential talent through community events like job fairs, school outreach, and participation in local celebrations. I'm more than equipped to play my part in this mission, having previously built a national apartment maintenance service from scratch and taking the lead in establishing an apartment training program back in the early 2000’s. Part of my mission now is to create world-class talent engagement platforms, skills development and mentoring programs. I say let’s TEAM UP! Get out in the community and align our messaging. Together, let's shape the future, one added maintenance professional at a time.
