POST ON MEP ---- 19-10-2024 ON THE POST OF KYLE NITCHEN ON UNDERSTANDING MEP FOR SUCCESSFUL PROJECT EXECUTION -- 60% of the construction cost for MEP seems on the higher side in general, even for western conditions requiring heating and air-conditioning as I witnessed during my last visit to Canada. It is not so much about the costs of MEP that can be determined in advance as per choices, but our concern is on those costs and schedules that are subject to the uncertainties and risks of execution which are the foundations and the core & shell  and the Finishing items. And changes in MEP also are one of the uncertainties which can impact costs and times of the activities other than MEP. So just to progress the logic, let's assume the following percentage break ups of construction costs -- 1. MEP ---40% 2. Other finishing items --- 20% 3. Underground & above ground Foundations, Frames & Shell -- 40% Now the susceptibilities to uncertainties, costs and schedule over runs are most in sr. no: 3, followed by 2 and the least in sr.no: 1 Therefore, cost & schedule management of MEP is mostly a Design and Procurement job to be performed in the office and less of Onsite involvement except coordinating the installations. So while we have to be cautioned on the importance of pro-activeness and due diligence in deciding on the MEP, the real site management of operations, costs, schedules and risks are in Sr no: 3 to be performed as the first activity which will be followed activities of Sr. No 2. My process of Delivery management therefore deals with the first activity of Foundations and the Core and Shell ( which are labour intensive, sequential and on critical path ) followed by Finishing works (which can be programmed as parallel activities) and of course providing intermittent fronts to the MEP as required by its sequences. Attaching the brochure on Delivery management to be administered to the field personnel of sr nos: 3 and 2. The principals of the workshop would benefit all on the site in developing critical thinking and in understanding the need for processes of collaboration, co-operations and motivations and also in appreciating the value of interdisciplinarity in driving final outcomes of the projects.
