What drives a company's value from an investor's perspective?
I am going to answer the question in a non-traditional way. Depending on the size of the enterprise and capital structure, the ability to pivot and profit can make or break a company. I can use the example of kodak: went from the largest publicly traded company to bankruptcy because they didnt pivot. In my world of commercial real estate, the vast majority of investors are fearful giving the massive market dislocation; the ones that thrive will seize this opportunity and create massive yields It is a very unique time, in all sectors. Be prepared to buy when the markets are fearful.

In my opinion, for most CRE assets, a well considered, fully supported proforma is the key driver behind investment decisions. CRE is a cash flow vehicle driving valuations and returns so a proforma is the most important component

How do you manage cash flow for commercial real estate?
During the last major downturn I was CEO of a $6B investment platform. My #1 Priority was to retrain the asset management and property management teams on how to manage through and survive the downturn (GFC 08). What you will find is that many on the front line AM's and PM's have lived through a downturn and dont know the fundamentals of distressed asset management. Bottomline: Maximize and Retain Revenue while minimizing all expenses, larges and small.

How do you manage cash flow for commercial real estate?
Pretty Simple to explain, far more difficult to execute: Maximize revenue and minimize expenses: 1. Agressively maintain your tenant relationships as they are your revenue source. 2. Find ways to grow your revenue, ie charging stations, paid parking, cell tower rentals... 3. Eliminate leakage by diligently reviewing all of your expenses, ie subscriptions and other small expenses that add up. 4. Agressively seek to minimize the major expenses: A. APPEAL YOUR PROP TAXES NOW! B. Bid out other major expenses, ie Prop Mgmt, Bid Insurance, Reup your expense allocation for your tenants. The strategies owners and managers initiate during a downturn can make all the difference!
