I'm excited to share that we just sold an 11-unit apartment building at 2848 Del Paso Blvd in North Sacramento. This sale took some time and effort. This property was in contract twice and fell out of escrow both times due to tricky market conditions. After extensive marketing and cold calling, our team found a local investor doing a 1031 exchange, which was a perfect fit. One of the biggest challenges was dealing with a problem tenant who wouldn't let us into the unit. We had to start the eviction process for the new buyer before we could close the sale, but our team handled it all smoothly. The previous owner also upgraded all the electrical panels, which made it easier for the new buyer to get insurance on the property—an added bonus that helped seal the deal. This sale shows how dedicated we are to getting results for our clients, no matter what obstacles come our way. Multifamily Investors - Check out Colliers Q2 2024 Sacramento Multifamily Report! Sacramento’s multifamily market is showing signs of recovery and stability. Regional average effective rents increased by 1.2% year-over-year, reversing the negative rent growth from late 2023. The market occupancy rate rose for the second consecutive quarter to 94.7%, its highest level since early 2023. This improvement was driven by robust renter demand, which surpassed supply for the first time since early 2022, with 2,263 units absorbed year-to-date. Sales volume also rebounded, posting its highest total since mid-2023, with a significant increase in average pricing. Despite challenges from rising operating expenses and higher financing costs, sales activity should continue this momentum through the latter half of 2024. Construction activity is moderating, however, there are still 3,412 units set to be completed by mid-year 2025. Submarkets like Roseville/Rocklin and Folsom lead in rent growth and low vacancy rates, while Central Sacramento continued to grapple with supply-side pressure.
