Our experience tells us that it's always better to buy into a building that has long-term feasibility and that appeals to tenants in a majority of formats. The short-term rental model, where you're competing with hotels owning real estate, isn't an easy or attractive investment avenue. With higher #mortgage rates and sustained price appreciation, #cash buyers have increasingly comprised a higher share of Southeast Florida's home sales. The share of all-cash buyers has increased at both the lower price-point (less than $300,000) and the #million-dollar homes segment. On the one hand, the rising share of all-cash buyers of million-dollar homes is an indicator of the rising and sustained interest of wealthy buyers and the flow of #wealth into Southeast #Florida, either from out-of-state or international buyers. The migration of wealthy buyers creates more economic impact by fueling more second-round spending which affects the #retail #commercial real estate. On the other hand, the rising share of all-cash buyers in the lower-end of the market is another indicator of how the erosion in #affordability has sidelined the typical buyer who needs a mortgage. Falling mortgage rates should improve affordability somewhat. Southeast Florida March 2024 Existing Home Sales: Higher #mortgage rates that rose to the high 6’s caused a loss in momentum in #home sales in the last month of the quarter. However, the area continues to see solid #price gains, particularly in Miami-Dade that saw phenomenal double-digit appreciation in both the single-family and condo market. An increase in sales of single-family homes above $600,000 in the first quarter indicates the strong presence of high-income and wealthy buyers who will continue to drive the sales growth in the spring and summer months, with mortgage rates likely to hover at 7% through June. Amid a challenging economic and financing climate, investors found profitable opportunities in #MiamiDade County, acquiring $2.4 billion of #commercial real estate in Miami-Dade County in the first half of 2024, of which $1.5 billion was for the four core assets (multifamily 5+, office, industrial, and retail). Top 10 markets were #Miami, Miami Beach, Coral Gables and Hialeah with over $100 million in acquisition. Some markets saw an uptick in specific asset classes: multifamily (Hialeah), office (Miami, Coral Gables, Miami Beach, Miami Lakes), industrial (Miami Gardens, Opa-locka), and vacant residential land (Bay Harbor Islands, Key Biscayne).
