There is no doubt construction has slowed down in NJ. However, we are not unique. What is not stressed enough in this article is the creative re-use of commercial products, the updating of old facilities, and the continuing impact of both Covid and technology. While there was a rush for developing warehouses around our highway, blessed with the infrastructure and geography for shipping around the country and world, New Jersey is a mature market in so many ways. We can lead in innovative re-use. I would rather see re-uses and new construction, that create good-paying jobs rather than robotic warehouses and potentially an “armada” of driverless trucks on our roads, as well as lead in environmentally sound projects to ensure our children and grandchildren can thrive in our state and on this planet. https://lnkd.in/eHxsWQcQ

The HYM Investment Group, LLC Suffolk Downs project is not moving forward due to financing challenges that a representative of the broader Boston market. High interest rates and rising materials costs are stalling projects across the region. Based on these rising costs the ability to deliver returns are being challenged. As Thomas O'Brien explains, “The equity is literally like an on-off switch. Either you get to the 6.5% percent return on cost, or you don’t have a project.” These dynamics mean that despite high demand for new units developers are putting a number of permitted projects on hold and creating a significant backlog of permitted units not in construction. The halted progress could impact housing supply for years in Greater Boston and lead to high rents as supply and demand continue to tilt out of balance. #bostondevelopment #bostonconstruction https://lnkd.in/eW5GncT2
