Twenty years ago, LA Times journalist Steve Lopez criticized Caruso's development of The Grove, calling it a “fake urban setting” that could be in any city in America. Yet, as urban retail faces new challenges, Caruso's vision is thriving more than ever. Places like The Grove, Palisades Village, and Westfield Century City Shopping Center are where people want to shop because they don’t have to face the urban problems of homelessness and untreated mental illness right outside the door. Big retail news coming from ICSC in Las Vegas... biggest news - 🏢 Landlords are favoring rent abatements over tenant improvement allowances to avoid construction and permitting delays. 🏬 Strategies include incorporating diverse uses like restaurants, housing, and coworking spaces. ⏳ Retail landlords now require tenants to prove their ability to open quickly due to delays in permitting and construction. 🏗️ Some landlords mandate the use of permit expediters and local architects to speed up the process. 🍽️ The brokerage released a report on celebrity eateries during the ICSC conference in Las Vegas. 🌟 The study highlights celebrity restaurants in popular tourist areas like The Strip in Las Vegas and Nashville's Lower Broadway. 🍴 Celebrity restaurant openings surged three years ago and remain steady, with 70 new openings in 2024. 📈 From 2020 to 2021, the number of celebrity restaurant openings doubled from 40 to 81. 🏆 Celebrity restaurateurs have an edge due to name recognition and loyal fan bases. 👨🍳 37% of these restaurants are from celebrity chefs, and 32% are backed by actors. 🏢 Landlords are favoring rent abatements over tenant improvement allowances to avoid construction and permitting delays. 📉 Higher construction costs and financial challenges make tenant improvements less feasible. 🛠️ Retail landlords are curating tenant mixes to drive foot traffic and create experiential destinations. #ICSC #LasVegas #CelebrityRestaurants #RealEstate #RetailSpaces #TenantCuration #ConstructionDelays #CommercialRealEstate
