The ABI Index for architectural billings was posted for June and I look at it as a leading indicator for future business conditions... And potential cost relief since if design work is slowing... then construction work will slow and that means price relief for developers and tenants. The report is flashing red again this month. Two things popped for me in the report: -Backlog of projects is down to 6.4 months which is the lowest it has been in over 3 years. -The graph below shows the a major drop in firms saying they are understaffed YoY. Waterfront homes sales on Lake Hartwell saw some movement last quarter compared to the same period in 2023. On the Georgia side, the median sale price increased from $600,000 in 2023 to $650,000 in 2024 while the number of homes dropped from 41 to 25. The average days on market increase from 20 last year, to 32 this year. On the South Carolina side of the lake, the median sale price decreased from $750,000 to $733,750. We ran an experiment in Zonda's Cost vs Value study. Luxury realtors have FAR different perceptions on several key brands vs other realtors. Think of this shape the next time you debate pricing power in 2024. Historically in the study: Realtors are given a description of a very specific type of improvement, and then asked to guess the value the improvement would add to the resale value of the home. Then we compare what they said vs actual costs to compare ROI of various improvements. This time, after collecting, we asked realtors 'do brands matter'? If they said 'yes', we then asked them to name the brand. What you see in this graph is the difference between how often Luxury Realtors mentioned brands vs realtors who sold entry-level homes. There were 9 brands that were true statistical outliers. Outsized market (and likely pricing) power among the group that is likely to rebound fastest. Of the top nine brands: - One brand was named TWICE, but in different products. - Four out of the nine were in Kitchen & Bath - One was a newcomer to building products. - One is in decking. Then 31 brands that were notable as a 'watch list' as luxury housing recovers. Then a sea of mediocrity, including a number of low-priced fighter brands that are yielding pricing power/margins to hold on to market share. Remember that distribution when digesting pricing in 2024. Our BPO clients have access to all the information, but fair to say there is more surprises. #housing #buildingproducts #brands
