An interesting graphic and great insight on parking minimums. An added bonus insight for me is considering the approximate number of homes that’s needed to be built in order to slow the rise of rent relative to inflation. I know it’s not always apples to apples comparison between other cities and Calgary but even an order of magnitude discussion of 40 to 50 homes per 1000 people would mean Calgary should have built 60-75k new homes in the last 5 years beyond population growth baseline?

It's challenging to truly express gratitude and understanding for the events that unfolded 80 years ago today. In my (modern) wartime experience, missions got canceled if we didn’t have at least 2 layers of air assets overhead, dedicated medevac, 3/1 partner force ratio, and something like 15 forms of comms with higher. Some of you know what I am talking about... On D-Day, brave souls stormed beaches and trenches with nothing more than some simple weapons, ragged uniforms, and an incredibly strong purpose and love of freedom. Out of curiosity, I looked up some interesting facts about life for a military family in 1944. These families endured hardships we cannot imagine today, and most did it without even owning a fridge! BAH: Did not officially exist at this time, but soldiers could receive informal allowances to help pay rent if they were unable to live in government housing. In fact, it used to be called BAQ (Basic Allowance for Quarters), and it wasn’t enacted until 1949. Age: There are no official numbers on this, but most infantry soldiers in 1944 were between the ages of 17 and 20. One soldier lied about his age and enlisted at the age of 16, making him the youngest soldier to participate in the D-Day landings. Off-Base Housing: Due to rapid military expansion during WWII, many military families had to live off-base for the first time. This often meant crowded and substandard conditions as local housing markets struggled to keep up. The government stepped in with rent control measures and temporary housing projects to alleviate the situation. Monthly Pay: Military pay in 1944 was modest but crucial for service members. How about that inflation. - Private First Class (E-3): ~$50/month - Sergeant (E-5): ~$96/month - Second Lieutenant (O-1): ~$150/month - Captain (O-3): ~$200/month - Major (O-4): ~$250/month Things they did not have that are commonplace today: 1. Clothes washers and dryers 2. TVs; most relied on the radio 3. Many had ice boxes; refrigerators were a luxury 4. Gas or electric stoves were common, but many still relied on wood-burning stoves 5. And of course, no Twitter, Insta, Uber Eats, etc.… Tough generation, and forever grateful.

The latest NAIOP Office Space Demand Forecast projects that net demand for office space will shrink by 11.8 million square feet over the last three quarters of 2024 and will contract an additional 4.5 million square feet in 2025. Tenants have had several quarters to adapt to hybrid schedules and adjust their use of space accordingly. The forecast's authors expect that economic factors will increasingly drive leasing decisions going forward.
