As KL&A celebrates its 30th Anniversary in 2024, we are looking back and highlighting 30 influential projects in our history. The Source is an 1870s iron foundry that was transformed into a food and market hall, now housing restaurants, a micro-brewery tasting room, bar, bakery, coffee shop, retail, and co-working space. During its inception, the source served as an industrial building and a home of the Colorado Iron Works plant. As manufacturing disappeared from the city’s core over the first half of the 20th century, much of the district, including The Source, was left vacant. In the early 2010’s, new owners wanted to embrace the history of the building while providing a new space for the community. An anchor point to the RiNo district, and one of the first in the neighborhood’s development, the concept of converting an existing industrial building into a food hall was something new that the Denver area hadn’t seen at the time. KL&A was brought in specifically because the owner wanted to keep the building intact, something very few others believed to be a possibility. With KL&A on board, we were able to give the owner a new perspective on the possibilities of the building, saving the essence of the building with some structural reinforcements. Influential to KL&A for its use of repurposing a building that would normally be filling up a landfill, into an asset for our community. Repurposing existing buildings is a pillar of KL&A’s values and what we believe will be the future of building construction, as repurposing and renovation are a significant way to lower embodied carbon in buildings. Working on The Source gave KL&A the knowledge for reuse in future projects, and the drive to make a lasting sustainable impact in our communities. While we were excited to restore The Source during its design and construction, we can now look back and realize that it was a pivotal TI structure in the RiNo district and in KL&A’s history.
