Rates going up? 🤔 CRE, banks, failure to pay attention and the challenges of remaining a going concern. Former Treasury Secretary Larry Summers is stirring things up again. “There’s a meaningful chance - maybe it’s 15% - that the next [Fed] move is going to be upwards in rates, not downwards. The Fed is going to have to be very careful.” “My sense is we’re going to need to prepare for consolidation in the banking sector, and quite possibly some even further evolution of lending away from banks, towards capital markets.” Larry Summers Bloomberg News via Yahoo Finance 🍀 “It’s always a mistake to over-interpret one month’s number - and that’s especially true in January, where calculating seasonality is difficult.” “But I think we have to recognize the possibility of a mini-paradigm shift.” “He [Summers] noted that a major expectation among economists for some time has been that housing costs would become a significant deflationary factor in overall price measures, but that has yet to materialize.” “That’s not the only disturbing indication.” “Another key concern is core services prices - which leave out food and energy costs - excluding housing, which have been pushed up by higher wages. “It sure looks like super-core was explosive in January.” 🍀 But wait, there’s more! “The chronic problem in banking is a failure to pay attention to the market value of assets,” and that’s a “particularly pronounced problem with commercial real estate, where there isn’t always a liquid market for properties.” “It would be much more productive for our central bank to be focused on the question of real estate portfolios in the banks they supervise” than “some of the more abstract and politically driven arguments about various kinds of capital charges on the largest banks.” “The former Treasury chief also said that challenges at smaller and mid-sized banking institutions could see some of them fail to remain going concerns.” “Credit flows to commercial property could shift from banks to securities markets …” “My sense is we’re going to need to prepare for consolidation in the banking sector, and quite possibly some even further evolution of lending away from banks, towards capital markets.” 🍀 The good news? Consumers remain the beacon of economic hope … From John Knott / Numberline Capital Partners: “… households are actually still in very good shape. In fact, households are in better shape now than they were pre-covid’” “After the GFC households spent a decade paying down debt (this was deflationary!). As asset prices recovered and debts were paid down, consumers recovered.” “Yes, total credit card debt is higher now, but so are incomes and so are asset prices.” 🍀🍀🍀
