  • Langsford baby #3 is on the way! Andrew Langsford has some advice specific to having kids in your 40s. Take a read below!

    An honor to announce our baby #3 to my LinkedIn community. Twin boys who are 3 years old will soon have a baby sister!   In honor of this learning environment that LinkedIn has become, I have decided to give all the “seasoned husbands who are yet to have children" some advice.   Here are 5 tips on how to have multiple kids in your 40’s:   I also want to throw a shoutout to my step Dad. Yes, if you’re having trouble getting pregnant, I think this will help. Send this to couples who don’t have kids yet. They might be offended, but so what. They'll get over it.   My biological father was an alcoholic. My last memory of him is when he came home in a city in South Africa called Middleburgh, which was in the middle of nowhere, plastered, to find my Mom had packed all our stuff and we were leaving. Bags packed, ready to bounce!   I was 6 years old and he lost it, put me and my brother against a wall and asked, "Who do you want to go with? Me, or your Mom?" I pointed at my Mom looking at this guy, and that was the last time I saw him.   Fast forward a LONG TIME, I get to rewrite the script in business and make some big money flat out, so me and my wife, Jamie Langsford can leave an inheritance to our 3 kids. More important than that are the skills and principles to live a wonderful life. Now it's all about them and these kids doing way more than their Dad.   TIP #1 - DUDE or for the Man – WORK OUT at least 20 minutes a day. This will relieve stress, and get you in great shape so your body will be ready. Also, your wife will probably be less stressed because you’re less stressed and your home will be healthier overall, all because you worked out for 20 minutes. That’s a big lifestyle change.   Tip #2 - Get your finances in order – Work organized and focus on what moves the needle to make big money. Once we started making real money, our stress level straight dropped. Work your tail off now even if you’re 40, or failed before. Learn and get it done.   Tip #3 - Get your home in order – Live in a home that is your home. Don’t move too much. Now, I think so many people want to move because the grass is greener on the other side. It's normally not. What's most important is in your bedroom with your significant other, those conversations, then it's your home/household, then your friends/community. All healthy but starts in the home. Get it organized, get it cleaned, every room, every corner of the house, and the yard. No weeds!!!!   Tip #4 - Date night every week. Date your wife, even if you’ve been married for over a decade. It took my wife and I a few years to pregnant. Now, 3 kids over 40. Pick one night a week and nothing gets in the way of this time, not anyone or anything.   Tip #5 - is from you, what advice would you give? Many people read these posts, fyi. I’ve had 5,000 impressions before and just under 100 reactions. Many people read but don’t react. I know how hard it was to want kids and the biggest change for me, was working out every day.

  • The 119-Unit Adriana – Land acquisition and ground up development, construction completed in 2018.   Leased up and stabilized asset. The story:   Find the opportunity:   Driving downtown Des Moines, I saw an opportunity that had potential and upside. We decided to send the entire downtown Des Moines letters saying “We’re interested in buying your property.”   Vision:   I took the vision to one of our newer partners at the time, who was playing in the NBA, and now has become a trusted friend and partner, and he liked the idea. He said “Lets do it.” We ended up acquiring multiple parcels in downtown Des Moines, with cash flow called a “covered land play.”   Now came increasing the value and operations:   How could we increase density? Raise the height limit.   I told my partner, "I’m going to get the height limit increased." I had never done this before but am never one to shy away from a big challenge. I met with almost every council member to build real relationships. Low and behold, the city wanted to meet with me. They liked what we had to say. This took around 5 years though.    How can we reduce costs to get this to pencil? We asked the city for lower parking requirements, which reduced one level of underground parking.   How to fund the deal? We did a CO-GP structure with an experienced Tax Credit Operator and manager. We raised approximately $6M by selling tax credits.   We had heard the city is not easy to work with. Don’t always believe what you hear. One planner I knew his Mom had health concerns. He shared openly on his life and we talked city planning 20% of the time, life 80% of the time. When I called, it was "How are you? How's the family?" I genuinely cared.    We faced many problems, but overcame every one. The biggest:   Final design review. The city said our building was too big and we had a FAR issue. They said we had to redesign our entire building.    Two ways to solve a FAR issue is you either make your building smaller, or make your land larger. We bought the sidewalks from the city through public process and passed with 100% votes with the council thanking me, while I sat in the front row, for bringing a great opportunity to Des Moines. That was a mountaintop moment.    How much equity do we have? A lot! (Due to the size of this project and partners involved, I’m refraining from posting specifics for privacy reasons)    DM me if you’re interested in investing in similar syndications or our soon to be launch of our Venture Multifamily Growth Fund 1! Many unplanned surprises happen and it is best to have those costs accounted for beforehand.   - Insurance rates are unfortunately rising.     “An opportunity with a billionaire and why we walked from the deal”   We'll keep this story brief and to the point for the LinkedIn community.   - We were asked to joint venture on a 3-project multi-family, mixed-use, & ground-up development project - A Co-GP structure with two general partners  - We brought the expertise and team to get this done - The billionaire owner of the properties flew in for the lunch meeting - Throughout the meeting, we realized we had very different principals including our definition of honor, honesty, respect, and trust, which we put at the forefront of our business - We were not aligned in those areas and given our differences, it just wasn't the best fit or right opportunity for us, and our investors   In a big project like this, alignment in values and principles isn't just important, it's everything. Especially if things go wrong, which happens as we all know. What we learned over the years is to stay true to our principles and values as a company, and ensure our partners are on the same page, no matter how large the benefit may seem. Our reputation is built upon our strong relationships with each and every partner and investor who truly trusts us and our decisions.     "I'M NOT LUCKY. I EARNED IT."   A quote I heard real-time when I was with one of our former professional athlete partners having dinner on the east coast.   Here’s what happened: We were sitting at dinner when a few folks struck up a normal conversation and one of them said, "You're so lucky, you know, playing in the NBA." Before I could turn my head to see his reaction, he said, "I'm not lucky. I earned it."   This is a big lesson I learned, and something I often remind myself of. So many hardworking, successful people are misunderstood to be "lucky" for their successes.   He could've said, "All your hard work paid off." But this is something we typically only hear from people who see the day-to-day grind, and know what it takes. 99% don’t know but they think they do.   Investing in real estate requires a lot of grit including research, analysis, strategy, discipline and patience.
