The view to the west.... I was blown away yesterday after receiving this picture at just how captivating Lyrik's retail plaza looked as the sun set to the west and the plaza glowed. Newbury's new endcap is open and I'd invite everyone to come in, enjoy the welcoming communal seating throughout the two level public space, and take in Boston at this new vantage point. It’s wonderful to see the completion of our air-rights project, Lyrik (formerly Parcel 12). This is about more than a construction milestone for us at Samuels & Associates – this is about transforming important transportation and pedestrian corridors, restoring an important section of Boston’s urban fabric and creating a new civic space and park that will be transformational.   Building over eight lanes of highway and commuter rail tracks required an incredible level of coordination required between S&A, our contractor, consultant team, and city and state transportation agencies. As a result of the partnerships that drove this project forward, Lyrik now stands as a new gateway to the city and a vibrant anchor to Back Bay.   We were driven by a vision to knit together the surrounding neighborhoods, vastly improve the street-level experience, and bring safer pedestrian, bicycle, and transit connections – all with the community at the heart of our planning. Today, Lyrik’s two buildings are connected by a multi-level public plaza, where people can gather and watch the sunset from the second level viewing deck.    We extend our heartfelt gratitude to everyone who has been part of this journey—the level of teamwork and collaboration required for this project to have had a successful outcome cannot be overstated.   Thank you to Boston Globe Media and Murray Whyte for highlighting this critical shift in urban development. Read the full article below:   #BostonCRE #CommunityFirst #AirRights

I was fortunate to join my colleagues at Samuels & Associates in supporting Heading Home's "Backpack Buddies" program. We spent the afternoon packing 72 backpacks with essential school supplies for children living in shelters throughout Boston.     With the average student needing $529 in school supplies each year, we know how much this initiative means to families in need. Contributing to a cause that ensures these kids are equipped and ready to thrive in the upcoming school year was truly rewarding.     I'm proud to work for a company that values giving back to the communities in which we operate. In partnership with NAIOP Massachusetts, we hosted an insider discussion at Lyrik Back Bay, delving into the early design and development stages, urban planning goals, leasing activity, and brand experience behind Boston's most significant air-rights project in over two decades. Moderator Greg Contente and panelists Brianne Gump and Abe Menzin of Samuels & Associates, David Manfredi of Elkus Manfredi Architects, and Ashley of citizenM hotels shared valuable insights into the collaborative journey that brought Parcel 12’s vision to life, and one that’s spanned over a decade.    The conversation highlighted the community process, and the feedback from neighbors that shaped the project we see today, particularly the evolution of the design to preserve the cherished views of the Western skyline. These discussions and the commitment from the various partners and stakeholders involved resulted in the creation of Back Bay’s newest open-air plaza — lined with places to sip, shop, and stay, and of course, watch the sunset from the best view in the neighborhood.   As this ultimate play-stay-work-and-whatever’s on tap destination begins with open with citizenM’s largest hotel and Rivian opening this month, we are beyond excited to welcome people to experience Lyrik, as everything unfolds throughout 2024 and 2025.

In partnership with Intercontinental Real Estate Corp and Core Investments, Inc., we are thrilled to have celebrated the completion of the first phase of Washington Village earlier this summer. This phase delivered South Standard, a state-the-art, all electric building that has added over 200 units of housing to the community, along with The Green at Washington Village, a vibrant open green space that hosts neighborhood-focused programs and events. Over past few months, residents have begun to move into South Standard and The Green has hosted outdoor fitness and live music programming, and it’s incredible to see the vision for this development come to life, bringing benefits for existing and new residents and vibrancy to this corner of Andrew Square. The project team would not have reached this milestone without the invaluable feedback and support of the Andrew Square Civic Association and the Andrew Square community, and the advocacy and partnership from our elected officials and community leaders. citizenM opening their biggest hotel with 399 keys in Boston Back Bay. A magnificent project build over the Mass Pike highway in Boston, close to Harvard, MIT, Fenway park. It felt amazing to be back in the ICSC saddle again today. Familiar friends, faces and great sessions. You can’t beat hearing from Joe Mazzulla, head coach of the Celtics (that claims at the end of the day he “just coaches basketball, builds relationships and then goes home to his family”), except maybe hearing our Lyrik project team talk through what’s to come at one of Boston’s most significant projects in 40 years. It still blows me away that citizenM will begin hosting on Monday. Lyrik’s debut is almost here. World, get ready to meet Lyrik. I can’t wait to introduce you. Recently, Samuels & Associates hosted both Commercial Real Estate Success Training (CREST) Internship and Builders of Color Coalition for a tour of their new development, Lyrik. This 650,000 SF office, hotel, and retail development resides over the Mass Turnpike directly across from the Hynes Convention Center T-Stop in Back Bay. I want to thank Sienna DeSantis, Greg Contente, Autumn Hernandez, CAM, and the rest of their team for taking the time to teach us about the development and the special air rights obtained to make it all possible. I cannot wait to visit later this year after its official opening!
