We're excited to announce our newest investment in KCN Campgrounds! Here are the driving reasons why we made the investment: 1) Amazing founders and team. We love working with them -- they're smart, collaborative, have no egos, have growth mindsets, are determined, and are a lot of fun. Their gif game is super strong. We're also excited to invest into another (primarily) Utah-based team. 2) Experience and vision. The team and company has initial traction and a compelling vision for what they want to build. It's exciting, and it the potential to be really big. 3) Camping is a fun industry. And how hard is it to get reservations these days? Hard! There's a real market and a real pain point out there. And the KCN team has tremendous experience operating RV campgrounds while creating amazing customer experiences. 4) The market is ripe with opportunity. There are 15,000 RV parks across the US, largely owned by individuals. It's highly fragmented with an opportunity to consolidate. 5) Value-add alignment. We believe our experience, relationship with the team, and collaborative efforts can help move the needle for KCN. We want to feel like we're making a strong contribution to the companies we invest in. It's more fulfilling, so partnering with collaborative teams is key for us. 6) Risk/return profile. RV campgrounds can provide a stabilized, high yield income stream while owning an appreciating asset (real estate).
