Designing high-rise luxury residential towers that complement, enhance, and respect surrounding communities is a priority for us. At Page, we carefully consider site surroundings, taking note of local historic structures and the character of nearby neighborhoods and integrating features that blend and balance naturally with the existing built environment. Our design at the 35-story, 283-unit Luminary in downtown Austin, showcases that approach: the facade will have a mix of brick and glass, arches will vary in scale to integrate with surroundings, sidewalks will be wide in keeping with the city’s Great Streets plan, 22,000-sf of outdoor space created, and ground-level, covered porches will provide shaded, open-air respite to the public. We’re delighted to collaborate with Northland Living to bring this project to life for Austin. Hospitals are where we go for safety and healing. Increasingly, though, healthcare campuses are becoming scenes of violence and threat. How do architects balance designing secure environments while creating welcoming and comforting spaces for those seeking medical care? Integrating bag scanners, cameras, ID checkpoints, and spaces for security guards can feel counterintuitive or jarring next to the features that might reassure a small child, calm an expectant mother, and soothe the sick and injured. Page Principal, Senior Medical Planner, and Managing Director of our Charleston office Sarah Walter, AIA, and Page physician advisor Dr. Nora Colman frequently speak on current trends in designing security features to protect medical staff and patients. We’re thrilled the Long Bridge Park and Aquatics & Fitness Center project has been recognized with this trifecta of awards from the Design-Build Institute of America’s Mid-Atlantic Project Team Awards. And what a team! Our forward-thinking client Arlington County Government Department of Parks and Recreation, and design-build partners Coakley & Williams Construction (CWC) and MJMA Architecture & Design. We can’t say enough about this fantastic facility that attracts high school and local swim clubs, learn-to-swim programs, military personnel and families, and the community with its competition and leisure pools and fitness center. Built for sustainability, user enjoyment and satisfaction, functionality, and long-term cost efficiency, our team’s approach included design features such as water-saving technology in the pool filtration system to reduce water consumption by 90% compared to traditional methods – lowering operational costs and conserving vital resources. Focusing our design on scalability and adaptable infrastructure will allow Long Bridge to respond to emerging trends and future growth without significant capital investment or disruption, ensuring it will remain relevant, efficient, and financially viable over its operational lifespan. With impressive views of the Potomac River and Crystal City and proximity to a waterfowl sanctuary, the park attracts bikers, walkers, and bird watchers. (Yes, the Center’s exterior glazing uses a bird-friendly frit that makes glass areas more visible to and safer for avian wildlife.)
