Consumers are drawing a line in the sand at 5.5%. As rates have come down, a lot of homebuilders are asking what it will take to pull buyers off the sidelines. Our Household Sentiment Survey has consistently found that 5.5% is the magic mortgage rate, the tipping point beyond which most consumers say they would not buy a home. 3 reasons: 1. They are mentally anchored to low rates (yes, they still think a historically normal rate is well below 5.5%). 2. The large majority think rates are going BACK below 5.5% within the next 5 years. And the main reason... 3. They can't afford anything higher than 5.5%. Half of all buyers say they simply couldn't swing a higher mortgage payment, compared to a third who are just not willing. According to our "magic rate-ball" (I know, I know 🔮) , rates would need to come back down to 5.5% to get people moving. #nhti #jbrec

Including ADUs in new home communities from the start helps affordability more than retrofitting existing homes. Our recent ADU Think Tank unearthed a curious trend: California's ADU boom (nearly 23k units in 2023!) might not be the affordability silver bullet we'd hoped. While supportive legislation is commendable, one issue remains: most ADUs are high-end. Scattered, one-off units seem destined for this path. The takeaway? Integrating ADUs into new home communities from the get-go has a far greater potential to truly impact affordability. Intrigued? Are you looking for an example of a recent office-to-residential conversion in a downtown location? How about another excuse to visit Hawaii? Great news! The Residences at Bishop Place by Douglas Emmett in Honolulu transformed a 1992 office building into 493 apartment units, which have stabilized at around 95% occupancy. A few office tenants remain, essentially making this a mixed-use project now. I got a chance to tour The Residences at Bishop Place last week, here are some highlights: - The unit interiors look and feel like typical apartments, although they do not have operable windows and some interior bedrooms do not have a window to the exterior. - The building has an impressive lobby and amenities include a fitness center, co-work spaces, and lounge areas. - Most residents likely wouldn’t notice that this once was an office building. Those familiar with commercial real estate may notice the wide corridors, large elevator bank, and ample parking – all of which contribute to an upscale feel for the building.
